    This company is completely incompetent and unprofessional. They have rescheduled a single viewing 4 times wasting a month of our time. There is no apology from any staff for all the problems they cause they are impossible to contact and seem to have no idea what they are actually doing.     Utterly incompetent and unprofessional. Never respond to emails and rarely answer the phone. They add extra services to bills which were never requested. They will do there upmost to sabotage and make is extremely difficult to move to a new agents, they refuse to speak to them or help, and in one case lied to my new prospective agents, by telling them I changed my mind! It also turns out that the manager of the Leeds office has secretly set up her own maintenance business and is funneling business to herself. There are many other dodgy practices they engage in. Despicable people!

    The end-to-end process, from seeing the listing to moving in was seamless and extremely easy; and this is coming from someone's first time of officially moving out from the family home. So, first time tenants, fear not; X1 Lettings are swift, professional and very efficient at giving you a response within 24 hours or less, of receiving a query! It must have taken a week altogether to get all things in order; with virtual viewings, tenancy agreements, reading contracts, deposits and background checks to be approved (all of this- along working a full-time job). Also, I say 'virtual viewing', as the only opportunity I had to see the flat was via a video sent to me on WhatsApp (as I lived in London); where questions could also be asked and answered. To our great relief the flat looked exactly the same as we saw on the video (despite a few minor areas of wear and tear; which were recorded in the inventory report- and so they'll have no future effect on our tenancy). This ongoing customer care is what sets them apart from competitors. Special thanks to Annie Merrony, for her great support operationally via telephone and email! Instead of a star rating their percentage rating should be 90/95%. As there is no such thing as perfection. ;)

    Very poor service, I'm currently in the process of filing action with LCC over X1 as they have been in breach of the landlords regulations serval times. I have named a few of the problems i have had during my time at x1 below so others can stay clear : 1) I received no working acess fob to the property for the whole duration I was at the property preventing acess through the carpark. 2) Communal areas are barely cleaned. 3) Poor communication from the property manager from the letting stage throughout. 4) X1 refused to give me meter readings from when I've moved which resulted in me paying X1s debts. 5) Wrong deposit opition selected by X1 during the letting process and then they tried charging me the difference. 6) Deductions made from my deposit without any email explanation, invoices or pictures ( i am still trying to get my deposit back after 6 months of vacating the property). .... the list goes on.

    This company is a joke! We dealt with Dennika, in Leeds. When we moved in, the flat was in horrifying conditions, including mattresses, but the company claimed it has been all professionally cleaned, which was hard to believe as it was really in a disgusting state. We sent them a list of faults and repairs that needed to be done or at least noted that it was done before we came. During our 6 months tenancy anything we emailed about we did not get a response for at least a week if even we got any at all. There was hardly ever someone available in the office, but when they needed something they called and emailed several times. For example, when we handed in our notice and they needed to do a viewing of the flat, they called 8 times in an hour and when we allowed them to come a certain hour when they knocked and we did not open immediately we could hear a master key, no patience or sense of privacy at all! We paid to reposit instead of a deposit and when we ended our tenancy we got charged on top of that almost £300 for ridiculous reasons such as faults that were done before we moved in and we reported them as well. On the day when we were meant to hand in our keys, Dennika was suddenly out of the office (as usual), and we were told to leave the keys inside the flat. We did not hear anything for 10 days after we moved out and then we got charged that money. Also they advertise that the building is pet friendly and the concierge is available 24/7 but that is not true, when we asked about a small dog, we were told the building has strictly no pets policy and the security guard is only available 8am-4pm. Absolutely terrible and unprofessional service...
