Following a discussion with one of their agents, it turns out this is yet another Sheffield based estate agent who is listing propoerties with guide/asking prices that are £50k+ below what they actually expect properties to sell for. This tactic does nothing other than waste buyers and sellers time and has to stop. They weren't even able to let me view a property as they'd 'booked enough viewings', which of course you will if you've listed the house as worth considerably less than it actually is!
