Neglecting the residents. Taking 4 years to repair a disabled person's, one and only bathroom, where water is leaking on live electrical sockets. Health and safety doesn't matter as they are happy for a big construction site to be placed less than 1 meter from residents homes. Regularly ignoring emails. Putting up rent to pay for the damages being caused by the construction site they approved of. The list goes on. Residents at Hothfield Place are forgotten by wandle and God forbid if your elderly and have a disability, they don't prioritise you at all.

This housing association is a disgrace, prior to the “new housing officer” who fails to answer emails, or visit the residents, the previous housing officer had not made contact for over 15 years, they are unable to justify rent increase and their response when requests are made even managers is to ignore emails, this organisation needs to be looked into, they have no record of repairs and make mistakes, and are failing their tenants, as an asthmatic I am living with this because they haven’t got a clue what work they haven’t done

If I could give zero stars, I would! Keep having to take a day off work for repairs but nobody turns up!!! They just send a text with another date, if that, and expect you to be at home. I tried to complain before numerous times, but it never gets me anywhere. This has got to be the worst housing association in the country

So Wandle put up rent 26% but I have to receive the same shoddy service I've received for last 18 months. I have been waiting since August last year for them to fix my bedroom window which won't open. The sub contactor they use [RST] either ring and cancel on day or just don't show up. Wandle could not be less interested if they tried. Our communal fire doors are so bad they don't close - been chasing since May 2022 to repair - now reported to LFB. Cleaning in block is absolutely shocking - I now do our section despite paying for the privilege. I'm forever chasing for a response to emails as they never respond Absolutely a.shocking disgrace of a housing association

If it was possible to rate them 0 stars I would have!!! If only. This is such a bad and dishonest housing association - if you can avoid them at all cost, please do so. You’ll thank me later I promise. I have been with them since 2021 and all they do is overcharge us tenants. Apparently I owe them over £800+ in service charge - for cleaning and maintenance of my building when in fact there is little visible cleaning and maintenance done within my building. Just disgusting and dishonest people. If you can avoid them, please do so.

Utterly useless organisation full of incompetent staff. Just received a letter with a different service charge amount than communicated a month ago in a separate letter. Separately, have already been asked to pay 3 separate amounts for the same major works completed on our building. Also previously asked to pay rent when not a tenant (ie I am homeowner), which they also acknowledged to be an error. If Wandle send you anything, it is usually safe to assume there will be errors in their correspondence. This is an organisation which clearly does not have enough competent staff, which they are able to retain, to fulfill the work they are responsible for across all the properties they manage.

This is the worst Housing Association I've had to deal with. I couldn't access my garden as the handle had broken on the back door an the lock had also broken. I reported this to Wandle as a health and safety risk, and started, if there was a fire at the front door, we wouldn't be able to get out the house as the back door was jammed There response was, you have smoke alarms? They saud it wasn't an emergency and booked the appointment for 2 weeks. The lock was changed and the front broken handle was replaced with an extea large second had handle, this is completely different from the handle on the outside of the door. I queried this with wandle and the response was, does it work? not the fact that it was second hand and didn't match. I was also promised a new kitchen by the surveyor Jason, who assessed my kitchen which is in very poor condition, doors and backs falling off kickbacks broken. I made continues calls to wandle over a year constantly being told they would pass the message on but nothing. Then I was told I was on the list but nothing. I called for an update and was informed I wouldn't be getting a kitchen in the next two years and I should make arrangements for the kichen to be repaired. The kitchen lookes derelict, very old and poorly fitted. They said they would replace doors but they won't match as they no longer doot that kitchen.. what a joke! No care of duty towards tenants they fail to do repairs or they botch them up. Very disappointed. Still no improvement to Wandle repairs or communication service. I have reported the issue with vermin entering my property, on my worktops, in the bedrooms, bathrooms everywhere! Now in the loft. It's so bad now that I've have to throw out rugs due to mice droppings and urine, my house stinks. An operative attended my property in November 2022 to assess where they were entering, he said he couldn't anything as the job had to agreed by the manager Josh! With all the calls, emails complaints and continues chasing, this hasn't been sorted! Where is Josh and why isn't he responding?? It's been over 3 months now. The infestation has got alot worse, if he can't do the job then..
