TL;DR - a lot I wish I knew before moving in, but is ultimately just falsely-advertised and overpriced. Main attraction was the location, marketed as “<10 minute walk” from campus, but is really 20 either way (25 in dark, wet, muddy, freezing Nov-Mar). Also no stores, buses or anything anywhere near the Oaks, so need to walk a long way for Tesco. Have tried renting e-bikes but you’re charged £5 each time as there’s no docking bay near the Oaks - at which point you could just get an Uber every time you need to do the shopping. New building definitely feels rushed - few things work and those that do are always breaking. Broken heating made winter absolutely freezing. Our kitchen fire door's been broken for months (and repeatedly reported). Induction fans in the bathroom and on the stove do not work. Fittings like drawers, towel hooks, curtains, etc. easily fall off and aren’t fixed. The property gates no longer lock and building doors were recently broken for an extended period - so anyone could waltz into student accom and enter your building. WiFi by ASK4 - terrible reputation. Been very spotty lately & had hours this afternoon without internet (in peak exam season). Also virtually no mobile data out here. Similarly, laundry operated by CircuitLaundry who have an even worse reputation: >½ the units out of service at any time and £4 for a machine that’ll gladly take your money then proceed to do literally nothing. Flat configuration is strange - desks impractically small and too shallow to use. Kitchen has enormous floor space yet storage/appliances are hardly enough for a full flat. Students here can be pretty nasty - common rooms trashed, floors are sticky, people without shoes, fire alarms regularly set off, etc. Courtyard has also regularly stunk of weed throughout the year. SR's corporate team is incredibly unprofessional and rude in their emails. E.g. they make aggressive demands for payment, threatening debt collectors, despite repeated notice that their portal is dysfunctional, leaving tenants unaware of due dates and unable to make payments. When you try to do the right thing and instead pay at reception, they don’t even accept popular cards like Amex. The value for what you pay is ultimately just a bit of a joke. The staff are nice and always quick to acknowledge concerns, but there’s simply too many issues and they don’t actually get resolved. Upcoming prices will be >£200/week for what’s ultimately a lackluster en-suite in the middle of nowhere, where everything’s a constant inconvenience (or an insane £280 for a studio..) If you want to live off-campus, then Coventry, Leamington, or Canley are objectively better. In Cov you’ll get a high-rise studio for the same price with excellent amenities, security, and nearby shops, restaurants, etc. Ironically, it’s also faster to get a bus from Coventry than it is to walk to campus from the Oaks. Despite the longer commute in Leamington, you’d more than negate this through the convenience of living in civilisation - again with nicer properties available. Overall, it’s just very hard to justify recommending the Oaks.

Horrible experience with the maintenance team. The shower has been broken since February. It was reported several times, they came over to look at it. They kept saying the same thing - it will be fixed. Horrible!! Update: Was fixed in the end ...

The accommodation is good, facilities are good but it's a little over priced and no access to bus directly to coventry, going to city center is little inconvenient, other than that everything is absolutely amazing

A beautiful Architectural edifice, the reception area is second to none. A very serene environment. There are indoor games(table tennis 🎾, snooker board, hand football, etc for the students and visitors alike, good studying area, swimming pool, To mention a few.

I had a great experience living in the Oaks. The rooms were spacious and well-maintained, and the facilities were top-notch. The staff were always available to help with any issues or concerns, and the location was convenient, with easy access to all the major campus buildings and amenities. The social atmosphere was also great, with plenty of opportunities to meet and interact with other students. The common areas were well-equipped and comfortable, and there were regular events and activities organized by the university to bring residents together.
