    Adventurers Quay with a mix of houses and many apartments needs an superior management company with a range of good capabilities. These will include informed and effective support to the residents serving as the board of directors; a ready supply of information and advice to all residents both of a routine kind and in emergencies ; the regular production of a newsletter to keep residents up to date with news about both the buildings and their maintenance , and the AQ community. In my experience as AQ resident and board member for over 12 years, with Seraph's relatively recent appointment and through its active and available block manager James Davies, AQ is now really benefitting from a 5 star service relating to the above.

    James is the building manager for the block of flats I live in and he is incredibly helpful and quick to respond to emails. I had a very frustrating experience recently where an alarm in a neighbouring flat was going off incessantly and the leaseholder was not responding to requests to fix it - James was very proactive in trying to sort this out, and really supportive and understanding. Thankfully the situation is now resolved.

    If I could give 0 stars I would. Awful company. They gave keys out without my permission and on two separate occasions resulting in unauthorised persons entering the property and an occasion where petty change has been taken from the property. I have told seraph countless times that nobody is to enter my property without permission which was ignored. I am aware that legally they can enter the property in event of an emergency like a fire or leak. There is a leak in the property but even with the unauthorised contractors entering the property without permission, nothing has been resolved so makes you wonder what they were doing in there in the first place! I've had issue after issue with the property itself. Seraph cares very little about their tenants and has ruined my whole experience. Please do your research before using this company as you will be disappointed!!

    I have been having many issues with my room There are bed bugs,no chimney, smoke detector is not working so on and we have been complaining this from October 2022 I am not able to get sleep at night, I am very concerned that this bed bugs will enter in my body through my nose or ears during sleep. Because of lack of sleep I feel tired every time and I am not able to concentrate on anything. Recently after sending a mail to seraph property management about the issue and it's importance they replied me by saying that the contractor will be not be available untill April 5. So should I suffer this issues for 1 more month?

    I have had a few instances of Gianni harassing me about where I park my car. I only park my car in the ‘incorrect’ space if I have my baby/taking shopping in/ cleaning the car. However he has been making empty threats at me, scaremongering, harassed me with phone calls and texts in short periods of time along with belittling me when he saw me while I was cleaning my car. In the last instance it was a Sunday afternoon and he wasn’t even working!! If I could give him 0 stars I would. Ruins the whole experience for the company and now I have to be watching my back when trying to drop off shopping or my daughter in case he’s there.

    I have only positive things to say about Gianni from Seraph who manages the block where I live. I have gone to him with several problems and he is always incredibly helpful in solving these or will ensure the problem is passed onto someone more suitable e.g. an engineer/handyman. He actively follows up issues and you can tell he really cares about the residents in the properties he manages and wants to do the best he can. The wider Seraph team have also been great when the block has had issues with water supply. Many thanks to Seraph and especially Gianni. Recommend them both highly!
