    It is unfortunate this company is getting a 1 star from me. I have never interacted with them but they are listed as directors for the company that holds the freehold to my commercial unit. They have unfortunately instructed HomeGround to be their Ground Rent collecting agents. HomeGround is utterly useless and incompetent and have admitted to their ‘error’. For compensation they offer only a mere £250 when my legal costs to initiate defence cost in excess of £1200. They were sending ground Rent demands to the wrong address despite having site of the Lease and Land registry title! HomeGround used a firm of equally useless and incompetent solicitors called JB leitch. Their incompetencies must have cost Adriatic Limited £1000s worth of money in legal and other fees because of their own incompetencies and inefficiencies!!! Adriatic Land 7 Limited also failed to inform me as a Tenant that they are the new freeholders. It is fortunate that I was able to pay my solicitors and imagine if I hadn’t intercepted the legal papers by chance! These issues can cause someone to take their own life. There seems to be no accountability here!!! Personally if I was giving my money to an asset management such as Sanne Group I would want to make sure that they are monitoring their sub contractors carefully so that fruitless legal claims are not made!!! This company needs to be held accountable! And if they investigate they will see a lot of their Tenants/Leaseholders are being bullied by HomeGround and JBLEITCH. The Tenants are being misinformed of their rights by both HomeGround and JB Leitch! I had not slept for ten days put of worry and it triggered off my illness and I constantly had anxiety attacks!
