My experience with SAM conveyancing was utterly abysmal. I am so disappointed with their service and I definitely don’t recommend them. Terrible service, communication, overpriced. I wish I had done more research first but I was excited to buy my house and chose one of the top surveyors on Google search. I paid £774 for my house survey. First, the surveyor was given the wrong date, showed up at the house and told the neighbours the seller was selling (she hadn’t told them yet) and then she almost didn’t sell the house to me. After that it took a long time to get the survey done and many many phone calls to their automated answer phone from my end. It was almost impossible to talk to a real person! After the survey was completed I didn’t receive the report and I had to chase it down. The report itself was so ambiguous, it basically said about everything that I should get a second opinion/ specialist to double check before buying- someone for the boiler, someone for the plumbing, someone for electrics, someone for the roof etc etc.. so what was the point in the surveyed just to tell me that it looks ok but to cover himself I might like to get all these things checked by someone else. Then on moving into the house we discover on day 1 a very obvious rat infestation, a broken boiler and a leak in the bathroom that had been there a long time. I can not believe I paid this much money for a confusing report that told me nothing. I tried calling them to ask questions on the report and guess what- no answer. Finally I got an email reply from the surveyor to address my issues but really all he was doing was covering his back and not trying to help me. An apology would have been nice. I feel like he just didn’t do a thorough inspection at all. 0/5
