We bought our house in 2017 and paid for an advanced home buyers report from SWH surveys. Most things came back clear, and from this survey and their professional advice, we went ahead with purchasing the property. After living in the property for less than a week, we noticed a really strong damp smell coming from the kitchen. We checked the homebuyers report and there was no mention of damp so thought it maybe just needed cleaned. We did then notice that the surveyor had reported odd things about the property that were not accurate like having an extraction until in the bathroom which we don’t have and a french drain in the yard, again, which we don’t have. It made us wonder if he even visited the property £6000 pounds on a damp proof course and a brand new kitchen later, it turned out that the kitchen was riddled with rising and penetrating damp and when a specialist came round, they showed us how impossible it would have been for the surveyor at SWH to miss this. We also have damp in our second bedroom, again, this was missed. We write to them countless times to explain that as first time buyers, we would never have progressed with the sale of the house if we had known and we certainly wouldn’t have paid the amount we paid for the property because now we are out of pocket This is why we paid extra for an advanced homebuyers report. No apologies from them, just denial so we ended up reporting them to the ombudsman who after around 14 months, finally rewarded us with £4800 and a refund of the report which was worthless. This did not cover the cost of the work but it is still better than nothing and we still didn’t receive an apology or reason as to why it was missed. Avoid at all costs. We dealt with Jon Lightfoot and Mike Beaty.

Knowledgeable about period properties and potential contacts for builders/structural engineers and a pleasure to deal with all round. Efficient and thorough.
