    My daughter and her friends rent a disgustingly damp property from this bunch in Leeds. They have refused to resolve any issues with damp. There is currently mould growing on their clothes! I can supply the photos. Apparently this is their fault and the fact they are suffering from asthma and other lung conditions is not related to the mould!! Don’t trust them and never ever rent from them. I don’t even think they deserve 1 star.

    RNL have provided the worst experience in my 5 years of renting in Leeds. We let our current property through Haus and were not informed that RNL managed the property until after we'd signed for the house. Having been aware of RNL's reputation for years, we were actively trying to avoid letting from them and it is my opinion that this was a deliberate attempt to obscure their involvement in the property until after the contracts had been signed. We have been dealing with damp and mould in our property for months and, despite constant emails back and forth, they have done nothing to rectify the problem in any meaningful way. Despite sending multiple independent contractors to the property, all of whom informed us that the problems leading to the damp were structural, RNL came round and informed us that the damp was caused by us working from home ("these houses weren't designed for you to be in them all day"), having houseplants and, incredibly, "breathing overnight". The way RNL has treated us has been appalling. My housemate, who has the mouldiest room of us all, has been ill for months with a cough that he cannot shake. It is appalling that RNL are willing to leave us in a house that is damaging our health (whilst we pay them for the privilege) whilst informing us that they will do the work that is structurally necessary but only when they are legally forced to (by 2025). They are more than aware of the work that needs to be done but, as there is no law in place yet forcing them to make their properties habitable, they are choosing not to act. I would strongly advise not renting an RNl property.

    Still absolutely abysmal in 2022. I’m unsure how a company that treats its customers and tenants with such little respect can still be operating. Moving in was one of the most stressful days of my life, with the flat having not been cleaned, left in an absolute state for when we were moving in. It hadn’t been inspected whatsoever, and we didn’t manage to get a cleaning team in until well into the evening, who didn’t so much as clean but rather just sort of managed to make it look slightly more presentable. An absolutely awful experience, and we weren’t the only ones! In fact it seems that almost all of our neighbours had a pretty similar experience, with some deciding to not even move in that day and go and stay at their parents instead. That was July 2022, it’s now January 2023 and our issues are still numerous. The flat is in a state of disrepair, drawers, wardrobes, beds, door handles, cupboards, the kitchen floor, all loose, broken, and faulty, but at this point we’ve had to accept it as it is, getting anything repaired takes MONTHS if not WEEKS, with little to no proper communication from ANYONE, our emails more often than not left completely ignored. Unannounced landlord visits, letting himself in without knocking! A leak into the downstairs flat that they haven’t got a clue how to fix judging by the amount of times they have to come over in attempt to fix it! Honestly if you’re renting with Haus or anyone else and you’re aware that you’ll be handed over to RNL, DO NOT SIGN. RNL do not manage any property effectively whatsoever.

    You are honestly better off living on the street. The temperature is the same but there's less mould! These people were terrible years ago when I had to deal with them and they still are now that my friends do. If your property is flooded they drop off a dehumidifier (to run at your own expense). You arrive in a filthy house, leave it better than you found it, and they keep your deposit and make it so difficult to get it all back that you start to wonder if it's worth it. Any Law graduates out there will have a field day after dealing with RNL/Haus/Red Door Lets (all the same company essentially) and I sincerely hope that their comeuppance is swift and relentless.

    My daughter rented a property managed by this company , when at Leeds University , They provided sub standard services , a property which was unfit to inhabit on day one and charged extortionate cleaning charges at the end of tenancy , If you are a Landlord in Leeds u should consider using an alternative property management service. we will pursuing this matter through the small claims court and also be reporting them to Leeds university.
