AVOID! Redrow and Peabody are the only companies who manage to be incompetent at every single stage. Sales process is the worst I’ve ever experienced, their solicitors are slow, there is NO communication between the site and sales team so as a buyer you are continually lied to about dates, costs and pretty much everything. The build quality itself is bad. Every resident has had snags from needing flooring and windows and doors replaced. NO HOT WATER FOR 5 WEEKS out of 5 months I’ve lived here. Again, complete lack of communication from Redrow who own the communal boiler and are responsible. Service charge activities not conducted with again no communication from the management company - FirstPort. DO NOT BUY - there are so many other developments in the area. EDIT: The above review was left in November. It is now December and the SAME THING HAPPENED AGAIN. We were left without heating and hot water for 3 days and then no running water at all on Saturday and Sunday. They disconnected their emergency line because so many people from the 300 odd flats were calling. Instead of sending an engineer they disconnected the phone. They say it is Thames Water's fault however Thames water were on site before Redrow and confirmed it was not them. Yet Redrow are replying to everyone's awful reviews blaming Thames Water which is not the case. NOW THE WATER IS UNSAFE TO DRINK as told by engineers and Redrow are refusing to say whether it is safe or not (its been 48 hours and no communication on this), which likely means it isn't.

Moving in a new built having load of snagging problems. I moved in May and I am still waiting for snags to be fixed! They have promised to change some windows which have condensation and I am still waiting them to change after they ordered the wrong windows several times or so they say! Secondly every time is raining there is a leak from the ceiling and I have to put a bowl on the floor not to get wet everywhere! Raised this a couple of months ago and it’s still not fixed! Besides all these we are left without hot water for days and during the weekend without water at all and this wasn’t Thames water problem as I was down stairs talking to them when they said that someone closed the pipe in the building and the tank was empty! We have babies and pregnant woman in the building! Also imagine it’s winter! All the lies, problems and indifference is affecting our mental health! Not knowing who to contact when there is an emergency as no one answers! It’s insane! I never believed that in 2022 in a developed country especially London something like this can happen!

Never buy or rent in this building. Cancel your viewings! There are hot water and heating outages every single month and customer service go days without answering you. They have no accountability for this communal boiler which clearly doesn’t work. We had no running water at all on the weekend with 50+ residents getting no response from Redrow whatsoever. They even disconnected their emergency line which should be ilegal. DO NOT LIVE IN THIS BUILDING.

Please don’t buy properties from redrow, you will definitely regret. Pathetic services and response time. No one really care about the issues you face after you move in and you will need to waste your time, energy on follow up with them. There is no hot water, no heating in whole building in this much cold weather and redrow does not really care about it. I am expecting a baby on 29-Dec and mentioned this over the email and calls still no response from the redrow.

Very disappointed with Peabody! 1 year delay in completion (and counting). This lack of transparency and misinformation is just unacceptable. Further detailed review to follow. I'm giving 2 stars rather than 0 as I am immensely grateful for Charles from Redrow, who has been so supportive and has been keeping us up to date!
