I am a landlord and property investor, this is hands down the worst lettings and property management company I have ever dealt with, their development arm, forshaw is just as bad. No response to telephone messages or emails, incorrect statements & charges, poor organisation and management. Utterly frustrated, been trying to get a final statement for a property I sold 7 months ago that primo developed & managed so I can make payment and close the account, but these amateurs will not respond!!! Landlords, investors and tenants, avoid!!!!!!!!

One of the worst companies I have ever dealt with. Please avoid at all costs! They will try and rob you of your deposit. The company is ran by illiterate, evil people (i.e. Claire Clegg) who will try and steal from you, even in a cost of living crisis. Even when we had photographic and email evidence, they still would not give us our money back and followed through with a Deposit dispute and tried to charge us £700 to repaint the walls when we moved out. Fortunately we were EXTREMELY thorough when we moved in and we had evidence of all our communication with them and took photos of everything, so the adjudicator awarded us all our money back. But the management company are a joke.

The worst letting agency to go with they are rude thieving money grabbers, Claire Clegg is in charge of management of the properties within the Bolton area and I have to say the management is poor you would think you’re talking to a stroppy teenager - when making you pay they are on your case and constantly threatening but when it’s time for them to issue back deposit some refunds I’ve heard nothing but sob stories they allowed my apartment to be flooded due to the poor water management skills and in doing so had the cheek to try and add that on to my deductions for my deposit - I suffered with high levels of racism during my time in their property and was advised it’s a civil matter and they were not remorseful oh helpful whatsoever not even an apology email or anything to say that they will come and talk to the other tenant involved… There are so many letting agencies that offer much greater things than Primo Properties just a shame that they are the worst

I am an owner of one of Primo Property Managements 'Student Let' Self contained Studio flats. Seeing these reviews has horrified me! I am a UK citizen living in the USA, I have not personally seen my unit in Leeds that I own (St Ann's Lodge) Over 3 years, as landlord, I have charged an average 100 GBP a week rent, presently 85 GBP a week rent due to less overseas students looking for full accomodation after Covid, I needed to be competitive. This is 5,100 GBP a year, after Primo take their 15%, charge me for 'alleged' repairs, replacement bed every year and full redecoration, all utilities including internet & I pay tax: My income last year was MINUS! -273 GBP. I paid Primo. As a Landlord, I am extremely concerned for tenants. Landlords are definitely paying more than necessary for services that Primo have an obligation to fulfil. This is Eye opening PRIMO!

This is hands down the worst property management company. My partner works in property managers so knows the ins and outs. I reported a maintenance issue within the first week that I moved into my property in August 2021. By the time i had moved out in July 2022, the same issues were still there. I ended up moving out of my room before Christmas 2021 due to not being able to shower properly as my shower was broken, and wood repeatedly falling off the bathroom door meaning i always had to wear shoes in my room due to getting splinters. Even though I didn’t live there for majority of the tenancy, even though this was down to there poor management, I was still expected to pay my full rent (which I did.) Fast forward, two months after my tenancy has finished, I am STILL waiting for my deposit back. I emailed and called and expressed how important it was to get my deposit back by today due to it being the last day to put the deposit down for my new place, they told me it would be with me by the afternoon. Shock horror it wasn’t! They have now shut and I have been told I am not longer entitled to getting the property I was due to have because of these incompetent people! Do not rent with them, and if you’re a landlord looking to use them, good luck 😊
