What is the expected timeline for building a modular home?

The timeline for building a modular home can vary depending on a number of factors, including the size and complexity of the home, the customization options selected, and the availability of materials and labor. However, in general, the construction process for a modular home is typically faster than that of a traditional stick-built home. We can provide a more specific timeline for your project once we have a better understanding of your specific needs and requirements.

How does the cost of a modular home compare to a traditional stick-built home?

The cost of a modular home can vary depending on a number of factors, including the size and complexity of the home, the customization options selected, and the materials and finishes used. However, in general, modular homes are often more cost-effective than traditional stick-built homes. This is because modular homes are built in a factory setting, which allows for greater efficiency and cost savings. Additionally, modular homes are often more energy-efficient, which can help to reduce long-term costs associated with heating and cooling.

Having purchased our pathfinder home during covid, we had a few delays but our experience when we visited Pathfinder was brilliant. Because we wanted to design the interior ourselves the designer and sales manager guided us thought the process, having then decided what we wanted plans where then drawn up. After a few minor adjustments our lodge was born ! Throughout the build we were kept informed with updates and photos and the detail and professionalism of pathfinder staff is second to none .We are delighted with our summit lodge and would wholehearted recommend Pathfinder for their build quality, innovative design and customer service. Kindly pointed out to the Pathfinder homes van driver in a well known supermarket that he was driving the wrong way and got the middle finger as a reply. Wouldn't let this company build me a sandcastle.

Further to my previous review, I've had to have the entire exterior removed and replaced in my approx. 5 year-old "luxury" Pathfinder property, including all doors and windows, which were irreparably damaged by the inappropriate building up of Resitex around them in a previous attempt to stop the leaks. I have also had to have better insulation installed across the building to reduce the dramatic heat losses that used to occur. Pathfinder claim that every home that they build exceeds all building regulation standards, but several large cavities in my walls were found to have absolutely no insulation installed, which either makes their claims laughable or their quality assurance processes wholly inadequate. Pathfinder's Property Development's woeful attempts to seal my leaking windows and doors had clearly failed in every instance. The level of rot and decay around all frames was far more extensive than I had appreciated. Had I not taken drastic, very expensive, remedial action it would have resulted in even greater repair costs to try and salvage a nearly new property. There are so many examples of uses of sub-standard materials and poor construction processes in the original property. I would strongly recommend anyone buying a property from Pathfinder to consider what is lurking behind, what appears to be, very smart looking exteriors. In a few years time you may well regret ever buying one.

Pathfinder Homes use of sub-standard materials and poor manufacturing processes in a 'luxury' park home of less than 3 year's age has caused ongoing issues in my property. The windows and doors in my 'Light House' leak. Water ingress has caused floorboards and carpet to rot and, despite paying considerable sums to get them resealed through Pathfinder Property Development, registered at the same address as Pathfinder Homes and with the same Directors, the problem still persists. The house smells of damp due to the rotting floorboards where water ingress has occurred. In my property, there are areas of the exterior, Resitex-coated thin ply, that have rotted; I have already had to repair large areas, with extensive other areas needing repair. Some of the Canexel cladding has already failed, blown/blistered and rotted, since Pathfinder's sealing of the ends/edges was entirely inadequate. This should not be happening on a 2-3 year-old property. Canexel cladding is really a product of its time; there are far superior products out there that are far less likely to degrade from water penetration. Internally, the showers and sinks have had to be resealed since Pathfinder's use of silicone sealant appears to have been severely rationed in their factory, it is so minimal and applied to form such a highly concave profile that the seals were always bound to fail. Wooden trims were not primed prior to painting, so these have peeled etc. The list of inadequate manufacturing processes goes on. Please don't forget, these faults were first spotted in a property of only just over 2 years old. The GoldShield Warranty is almost pointless given that it does not cover water penetration, which given the materials utilised and workmanship of Pathfinder Homes, is the most likely cause of failure and major expense to repair. All in all, Pathfinder make sub-standard homes that are prone to failure and require extremely expensive, ongoing repair and very high maintenance costs. Superficially, their 'luxury' park homes may look a perfect solution but, beneath the exterior, the use of sub-standard materials, poor manufacturing processes and installations severely lets them down. *Update* - it is the initial manufacturing of the home that has proven to be fundamentally flawed. My early email messages expressing my problems were ignored until I posted a review on here. The Company's pride in customer services included the MD making an unsolicited call to my mobile, threatening to call in his solicitors to demand I take down this review. I do not respond to what I perceive as threats and intimidation for reporting my honest experiences and opinions.
