    DO NOT RENT WITH OXBOW. I moved in 4 months ago and it has been a horrendous experience to say the least. I'll summarise my experience below: · On the day I was supposed to move in, I was told that the referencing checks had not been completed for the zero-deposit scheme I opted in for so I had to wait in the lobby while the lettings manager completed this. After it was completed, the lettings manager didn't even apologise and accept his mistake, he just acted as if nothing had happened. I don't understand why this wasn't completed before I moved in. · It was clear the flat was not cleaned before I moved in. When I moved in, the sofa was full of long black hairs. There were cat hairs and cat food/biscuits lodged between the dishwasher and cupboards, paint marks on the floor and walls. Urine stains on the toilet seat. Shattered balcony panel (see picture) which must surely pose as a health and safety risk? And the most disgusting thing, an injection needle found in between the washing machine and cupboard (see picture). · The utility cupboard was full of the previous tenant's belongings when I moved in and it took Oxbow over 3 weeks to clear the cupboard even though I asked the lettings manager multiple times to do it. · I expressed my disappointment about the cleanliness of the flat to the Community Manager who said she'd get back to me. This was 3 months ago in June and I still haven't heard back from her. · The previous tenants clearly didn’t give their keys back to Oxbow after they moved out. A police officer visited my flat asking if I knew the whereabouts of the previous tenant as he was reported as a missing person and still had the keys and key fob to the flat. I'm assuming Oxbow knew about this situation so I don’t understand why they didn't change the locks before I moved in. · Excessive amount of screaming and shouting from kids playing in the courtyard. This has gone on for 4 months and can sometimes last until 2130-2200 on weekdays. Clearly the management haven't done anything to resolve this. · I've been made to pay £50 per month for 'pet rent' and I've been told that I can't walk my dog in the courtyard past 2200 due to 'noise' – I can't tell if this is a joke or an actual rule. Oxbow, it might help if you sorted out the noise coming from the kids first before making up ridiculous rules for pet owners. · Extremely unprofessional staff. The lettings office didn't even have 2 sets of keys to give me when I moved in and took 4 days to make a second copy. On a separate occasion, I had to ask 3 different members of staff to fix the hot water heater, each of them ignored my request. After 5 days of being ignored, I contacted the maintenance men directly who were excellent at dealing with my request, heater was sorted in an hour. Overall, an extremely disappointing and unprofessional experience living at Oxbow, I'd give 0 stars if I could.
