Metta manages the property block in which I live (The Court). I am grateful for all their efforts in providing a dedicated and professional service. They are friendly, and get things done. It does take some time but, we are all humans and that is but natural. Thank you Metta - please carry on the good work that you are doing. All the best for the year ahead,

We first reported an issue to this rude company in 2016 regarding what is clearly a risk to health and safety and possibly life. Since then, they have refused to properly investigate the issue. I am shocked that they claim to be an ethical and caring company. It seems they would rather risks peoples lives and play leaseholders for fools than offer genuine assistance. Out of the many, many management companies I work with, this is by far the worst. Horrible company. If you do enough research you will find many people reporting rude, unhelpful and dismissive behaviour from this company. Perhaps for minor issues they may be helpful however for matters that require genuine work and assistance they simply use underhanded tactics to shirk responsibility. Very disappointing and distressing, it is shocking and saddening how poor this property management company are. They have a growing reputation for being dismissive, confrontational and unhelpful amongst leaseholders as reflected by some very negative reviews on the internet and in our building. As can be seen here we first raised a complaint 7 months ago which we’ve been reporting for over 5 years, since then they have done nothing but send us round in circles and now the whole wall to one side of the building is on the brink of collapse (I can provide evidence of this). Now we are forced to seek legal advice and escalate the complaint to the property redress scheme. This company’s attitude and incompetence poses a genuine threat to health and safety and in my opinion, they should not be allowed to operate. Let’s hope the building doesn’t collapse in the mean time (as according to a structural engineer this is a possibility due to the management company’s neglect).

Most useless property management company you could ever give a contract to! They've recently been contracted to manage the building I live in and I've already had a negative experience with them within less than a month. The main door to my building was fixed without prior knowledge that they were changing the code, as someone who lives in the property, I went out only to come back home and not have access to my building which meant I was stuck outside. I managed to put a call through to them explaining the situation and that I was stuck outside because they haven't communicated the door code. The person who claims to be managing director "Abi" or watever she calls herself was blatantly rude, passive aggressive and disrespectful. She insisted she wasn't going to tell me the door code that I should contact my landlord even though I've explained to her that my landlord was outside the country atm. She could even hear my child on the phone saying she was cold but insisted she wasn't going to give me the code and therefore I couldn't access my flat. She also proceeded to hang up the phone claiming I was being rude when she was met with the same condescending tone she used. Thank God one of my neighbors was in, as I had to ring their bell to be let into the property. Also turns out that none of the residents that actually live in the building also have the new door code so if we step out of the house, we have to worry and rely on each other being in to gain access to where we live. I'm beyond mad right now because I can imagine if this was in the winter months and this was what I was met with. I can't believe this was my 1st interaction with them. I will try my best to escalate this with the directors of my estate because I can only imagine the terrible things in store.

As a landlord of a number of flats in different buildings this is by far the poorest property management company I’ve been unfortunate enough to be involved with. They are rude, dismissive and their claims to be an ethical company that care about health and safety are utter rubbish. We have been trying to get them to sort out a leak for the past 3 months that is effecting a number of flats and communal areas but they have been completely unwilling to act upon this. They continue to claim the leak is coming from a flat and not a fault with the building despite us getting two plumbers to confirm that the leak is coming from the roof of the building. Not only do they refuse to acknowledge this but they are so rude. If you are considering using this company be very careful, I would check their reviews on the web instead of Google as I have doubts over the authenticity of their positive reviews seems to be either 1 star or 5 stars, also negative reviews have more likes than positive ones which is also concerning. I find it disgusting how they claim to be compassionate and ethical. *UPDATE* this company claimed that we owed them £12,000, using this as a reason to justify their lack of action in maintaining and repairing the building. They tried to claim this money from us through the Residents Association that I partly created as a way to hold them to account. They even had the cheek to make the residents association pay for the legal costs! They seem to have told the residents association that one of the reasons the building is in poor condition is because money is owed. Today we received a court ruling that this was an unlawful claim, they claimed this money by closing businesses and reopening new ones and not carrying funds over. Be careful as this is a trick many property management companies use, carrying over previous leaseholders service charges to new ones and starting new companies and reclaiming money that has already been paid. If any prospective customers would like to see the court ruling I can provide the evidence. They claim the water damage comes from a “demised property” but have not even sent anyone to confirm this and are using an unqualified tenants claim to shift the responsibility of repair onto a leaseholder - appalling behaviour and unacceptable practice. We have actually got professionals in who have confirmed the damage is not from a demised property however this company refuses to accept this so we are considering legal action in the interests of health and safety. Personally, I would not believe the company’s claim that they act in fairness and ethically - stay away!

Metta Property Management have been the best managing agents we have ever had. They have a friendly, approachable and efficient team who act on all requests and do everything they can to ensure that money is saved when and where possible. You feel connected to the team and they are always available. They are proactive, productive, positive and a pleasure to be managed by. Their online portal is really useful and in these current times zoom calls were introduced.
