    Don't use this company, The are beyond awful, the woman who owns this is not a professional, she doesn't know the meaning of the word honest, she is as transparent as a brick wall, they threaten legal action when you question their integrity, when confronted with evidence of the corruption, the fraud and the deception of the accounts the get aggressive, if you are paying them to manage your property ask for every invoice and accounting files, it's your right to review them. The handyman company is her husband trading under the name of Chris Budden. The saker risk solution is Mrs Allaways daughters company, which she owns 75% of, if you want to waste money on criminals carry on with this agent. Report them asap

    Highly rude on the phone when we report problems and never fix maintenance issues. I’m fairly sure the maintenance fee owners pay is going towards their salary / pension pot. They need to be reported!

    This company does not meet the statements it makes on it’s website, nor in practice. They do not respond professionally or timely, nor obtain competitive rates for service providers. Similarly, there is a total lack of transparency regarding financial accounting which remain unresolved to date. As a result of their exceedingly poor service, a new management company has been appointed whilst legal action is being considered.

    I used the team at Merlin for 4-years and had a great experience. In context, from a property management point of view, I’m never keen on outsourcing everything entirely, because I just don’t think any outsourced supplier (Merlin or otherwise) can really deliver against every requirement from a distance. So, as a Board of Directors, we were quite hands-on managing our own property and the team at Merlin played their part in supporting us. We had 20 properties - 11 leaseholder and 10 freehold - on a single site. We had a clear Board of Directors which knew exactly what we wanted to do with our property, we knew our budgets and the team at Merlin helped to make it all happen. They collected service charges, provided financial information when requested; handled all legal and compliance matters and provided suppliers / maintenance contractors if we needed them. We did a lot of work ourselves, and maybe that isn't for everyone, but Danielle, Alison and Paula all helped to support us along the way. I don’t ever recall waiting more than an hour or so for a reply by phone or email. I enjoyed the experience.

PAYING THEM SELVES TO CARRY OUT WORK DONT USE TAKE YOUR MONEY ELSE WHERE AND PLEASE SEEK LEGAL ACTION TI RECLAIM ANY AND ALL MONEY THEY HAVE TAKEN FROM YOU.....

    Awful. Rude and do not reply to correspondence. I went to discuss their lack of correspondence with them in the their office and was having a reasonable conversation with someone when another member of staff came in, she started interrupting and telling me "this is the way we do things". Then the owner/director came in. She was extremely rude, said she was "cancelling this meeting" and chucked me out of the office. At no time was I abusive or threatening. I would not recommend them at all. Avoid at all costs. I cannot see what they do for their fee.
