    If you are from overseas, namely North America... they will ask you for the 12 months of rent upfront. I am not kidding. Even if you have excellent landlord references and have never in your life defaulted on rent - they ask of 12 months up front. Do not waste your time with this letting agency. Crooked and greedy.

    Lived there for a year, it was pretty good, apart from the car parking situation (but it's the centre of manchester what do you expect). The staff work hard and are clearly stretched between the 4-5 buildings they manage so sometimes things take a long time, and I feel upper management sometimes push through inconsistent policies, but for a young professional who is just moving to Manchester it's a good place.

    Manchester life management are completely useless. They are great until you've moved in and then on average take three weeks to answer an email (if you're lucky). Moving out and replacing my tenancy was an absolute nightmare, taking over a month to complete referencing for my replacement tenant and never updating me on the progress unless I phoned and harassed them. The flats themselves are lovely and the concierge team are amazing, shame about the management.

    Absolutely impossible company. No one eve gets back to you if you email and if you try to call it just rings and rings! We’ve been told 3 times now we’ll get a reply / response tomorrow and then another WEEK passes with no response. The apartments may look nice on the outside but they are honestly falling apart inside.. plaster falling off the walls, flooring warped and chipped, BLACK MOULD around the windows due to their incompetent ventilation system, broken locks, broken windows, the heaters couldn’t heat a 1inch room on full blast but would charge you £200 to do so! Really the list goes on it’s dreadful! I would advise to stay away you can even get newer properties in the much nicer area of Castlefield for the same price if not less!

    The buildings and apartments they offer are lovely but the service Manchester Life offer as a letting agent is awful. They take money from you at any opportunity they can get, especially when you're moving out. We cleaned our apartment from top to bottom and still had to pay through the nose for a "deep clean". They told us the washing machine wasn't clean enough... Their communication is terrible and they don't offer any advice unless you ask them specifically so be careful when dealing with them.

    The most useless company ever. The office team are absolutely incompetent, no idea what they're talking about and quite frankly, aggressive and threatening in their replies. If you deal with a guy Jonathan, good luck. Best thing about Weavers Quay was Jess, the concierge. Couldn't wait to move out. AVOID AT ALL COSTS.

    Absolute utter garbage as a company. On the surface the buildings look nice, and yes, the apartments are lovely inside (although terribly energy inefficient so expect to pay through the nose to still be cold in the winter). However, the communal areas are disgusting (not the front facing areas) but corridors stink and carpets are filthy. I've emailed about issues and they are utterly dismissive and patronising. The concierge are generally great (and I think themselves are victims of McrLife's appalling management). I lived there for a year and they offered me a new tenancy which would increase in cost by 7% for no rhyme or reason. I moved out and left the apartment cleaner than I found it and they charged me a professional cleaning fee 'for the corners of the oven', which I might add had been scrubbed to within an inch of its life. These people are only concerned with making money off of tenants and whilst there's a constant revolving door of people in and out of lettings, they won't change. Avoid!!

    Avoid. This company are incompetent, and the areas they cover aren't worth living in. We were with Mcr life far too long, originally moved into their Cotton Field Wharf block in 2019 and moved out of Smiths Yard last month.. Essentially the only way to "affordably" rent in Ancoats, they own most of the flats in the area and new islington, possibly the reason they don't give a toss about you once you're in, theres little choice if you want to stay in the area. (which is a bit of a dump now compared to a few years ago). The main issue is with money, They are for ever saying "you owe us this and that". First they claimed we missed £300 off our deposit, yet paid what they asked in their office and got the key? and despite proof of what we paid demanded we pay the extra £300. Then secondly thought our tenancy at both properties they would claim we missed a whole months worth of Rent... again despite proof of a direct debit we hadn't. They can never be wrong despite them making so many mistakes. The other issue was, we initially did try and renew our tenancy for 12 months, this meant the rent increase (yes they increase it every year without reason) wouldn't be the maximum and would be under the 4% they were allowed... they conveniently "missed" our renewal form and automatically put us on a monthly rolling contract and the absolute maximum rent increase that was actually well over the limit they were allowed. Also ach time you move out they will charge you for anything and take as much of your deposit as possible. We had our places professionally cleaned and they charged us £100 for cleaning fees and couldn't prove that they had actually used the money for a cleaner. This is just a few of the things that aren't good enough, If I listed everything this would be a novel.
