The description of the hotel is not the description of the hotel when booked. This IS NOT recently refurbished. The "outhouse" that we were located for the night, was poorly lit and without a working security light. It was a double and twin room with ensuite, located in the back car park with its own front door, but entry gained through a fire exit, that was not accessible at night. There was no telephone in the room to contact reception, so you had to walk around to the front of the building if you needed help during the night. Even when I reported the dark passageway, the receptionist tapped the security light and informed me it must be broken. The outside space with littered with 2 broken fridges, and abandoned lawn mower, litter and overflowing bins. The "car park" was unacceptable with people abandoning cars...I had to move mine at 06.30 hours to make sure it wasn't damaged. The front area was dangerous, with the steep steps having missing flags. I would suggest that this is rebranded as a hostel rather than a hotel. I paid £126.00 which is not acceptable for the squalid conditions.

High Bank is an apt description. Walking up from the main road is a very steep climb, suggest you get a Taxi The Hotel is very relaxed and welcoming. My ensuite room, though small (and up endless flights of stairs, another High Bank!) was perfectly comfortable. Only book if you can cope with the steep climb and stairs

Wanted somewhere to stay to avoid late night drive home, this was the lowest we could find to the venue we were attending. We booked a double room with ensuite. Received a polite and friendly welcome and found the room clean and comfortable, met our need very well. Will definitely use this hotel the next time we need to stay over in Leeds.

I booked directly through the official website which gave me a choice of paying upon arrival. However payment was directly taken from my card without notice before I even arrived. The housekeeper who comes in the morning is very rude
