Weeks after we asked Inigo to remove our property from their website, it is still on there and everyone is either away or in a meeting. This is how the entire process has been. Viewings were paused without our knowledge or consent and communications have been very poor. Information about buyers has been withheld or obfuscated and although everything looks good on social media, the rest of the service is appalling. If in doubt - go with a local, experienced agent. (Hire your own interiors photographer if the local agent doesn't take such good photos.)

Inigo use professional photographers and have a good relationship with the media and articles about my home appeared in The Guardian and Telegraph which helped enormously. I think that it's important to leave honest reviews. You'll see that I'm very generous with 5 star reviews when appropriate. But sadly my experience with Inigo has been far from positive. It's also worth noting that I've given Inigo plenty of opportunities to address this via private channels, but their response was extremely lacklustre. I know that Inigo/The Modern House have a "following" who have presumably received great service. Here are some of the issues we faced. Pros - they are :"nice people" and not your typical estate agents (but on reflection this is likely a "Con" as well. Cons - they seem allergic to communicating proactively and particularly averse to picking up the phone. Proactivity is not their forte. - they really don't understand the importance of "offers over" in Scotland. I felt that I had to educate them on things like "Home Reports", although they tell me they've had training on "things Scottish". On several occasions prior to going live I told them that being in Scotland our property needed to go to market advertised as "Offers over £x". "Yes, of course, absolutely, no problem". So we go live and the listing is "£x". Scottish readers will appreciate the huge difference between "offers over" and "fixed price" (which was implied in "£x". I contact Inigo - "oh, our house style doesn't allow for any words in front of the price", sorry we won't change that. So their "house style is more important to them than getting my home marketed correctly. In Fact I was told by an Edinburgh estate agent that in effect this could be conceived as mis-representation. Throughout the marketing of our home Inigo gave no routine updates, infact pretty well all communication had to be initiated by me. They seem frightened to pick up the phone. I sent a very nice email to Inigo's MD pointing out that communication was lacking. She passed it on to one of her reports, who passed it down to a more junior manager. We had a conversation, nothing subsequently changed. Their photographer (self employed contractor) had to work to a very specific Inigo house style - moody, "editorial" in style. A lot darker / more muted than normal property marketing images. So the images might look great in a coffee table design magazine, but are far from what most Rightmove viewers expect, and not necessarily in a good way. The bottom line for me is there's probably a reason why estate agencies are staffed by "estate agents", hungry for a sale, constantly networking & on the phone. Inigo produce a lovely almanac & "style blog" but are their large number of subscribers really interested in buying homes, or just seeing interesting homes in a mag?
