Would give 0 stars if I could. If these cowboys are dealing with your property, sell as quickly as you can and get away. They always find ways to charge you more money for very little in return (my service charge tripled within 5 years, so whatever the estate agent tells you at the time of purchase - be prepared. The property managers change every few months because they can’t keep staff and the ones they have are incompetent which leaves you having to pay huge sums in back pay because they can’t get their finances correct. Avoid at all costs. This company is so bad, they should be wound up.

This company needs to be investigated. Since they become our building manager they have done nothing. They are only good at getting money from us. After speaking to our neighbors we decided to find a new management. Don’t pay them and they go away.

If this company has anything to do with the management / maintenance of your property then put it on the market and move. Beyond useless. Love taking your money but maintain absolutely nothing. Light bulbs not replaced, the bin store Ava had no working light for the past 4 years, substandard cleaners and gardeners that do substandard work. The whole place looks run down and shabby and these guys don’t care they just take your money ignore your feedback and never return calls

They don’t return phone calls or reply to emails. I own a flat in a block of 12. There are some tiles missing on the communal landing. I have requested the replacement of these tiles since May 2021. Nothing has been done but my service charge arrived promptly enough. Missing tiles are a trip hazard so I have covered the area with a small mat.

I felt it was pointless explaining with these guys because of the way they do business, when we moved in two years ago we realized the property did not have a garage with it although we where being charged the same amount of rent as other neighbours who had a garage, so we where being ripped off! the reason was the owner uses it to store antique furniture.. If this is the case then it was not our problem, and the agents needed to be straight with this landlord of fair pricing. Damp was an issue with the property over time which we noticed when we moved in, but it is what I feel we where charged for when we moved out, me & my partner worked our hardest to get the property to the way it was when we moved in, deep cleaning, re painting, you name it we did it but HML still took a quarter of our deposit to pay for things like a sticky kitchen floor, damp in the bathroom, and apparently areas requiring paint, we was totally surprised at this and the cheek to say to us "we will keep the cost as low as possible" So you mean to tell us that the landlord can not afford to get a garage or storage else where or get a mop & bucket to clean a kitchen floor?? My recommendation to anyone using HML to please remember they are only for the landlords not tenants..
