I think they are only here to take our holding deposit rather than arranging an agreement. They won't response back properly on our queries. They only depending on the goodlord feedback (it is a worst thing) on reference check and simply cancelling our tenancy application and taking our holding deposit amount. They have a good idea to make money simply.

Overall apartment is very great. However, property management team are pants. Vikki the property manager never replies to emails. She never picks up her calls, the concierge never has a clue of how to contact property management.

I have recently moved out of a Folio property after five years, and it was an excellent tenant experience overall. From moving in, through to property management and finally moving out, everything was handled professionally and very fairly. Rent rises were always reasonable and communicated in good time, and they were excellent during Covid - they didn't increase rent that year. Folio looked after the property well, carrying out annual electrical tests, servicing the heating etc. At the end of my tenancy there were no spurious attempts to deduct costs from my deposit either. Responses over email were often slow, but my most recent property manager, Lerayne, was always very friendly and helpful when she got back to me. All in all I would strongly recommend Folio, they are hands down the best landlord I've had in my 10 years renting in London!
