Pros - very close to uni, friendly owner/welcome, clean room, nice continental breakfast delivered to room. Cons - poor sound insulation between rooms and common areas, not walking distance to nice restaurants, uncomfortable Pillows. I would really like to give this place a better rating, as the owners seemed lovely and the room was clean and nicely finished.... however, I was given the room right next to the main door (room 1), which meant my whole reason for staying (to be fresh for a meeting the next day) was ruined when an inconsiderate guest decided that 1am was a good time to crash through the door and then stomp upstairs... I understand that this isn't necessarily the B&B's fault (although they could suggest to guests to try to minimise noise after a certain time)... but as every floorboard then let out a long creak every time it was stepped on and as I could hear a phone call through the ceiling, I just can't recommend this place for a long night's sleep. I would also suggest that there is a choice of pillow, as I like a good feather pillow but the ones provided were too heavy and high to allow me to sleep on my back comfortably.

Host is lovely. I literally arrived late and left early. The room is very nice but it is small the TV is side onto too the bed making it difficult to watch. Access was up very steep narrow stairs and it was a struggle for me to carry anything up or down them. I would go there again but not in the upstairs rooms due to the stairs.

Had the best night sleep I've had in ages! The room was very clean and comfortable 👌🏻 very accommodating and friendly. I will definitely stay again! Oh....and the breakfast was delicious 😋

Very clean and comfortable room with private bathroom. Excellent coffee maker in the room. A nice continental breakfast was provided in a bag that was left in front of my door at an agreed time in the morning, and the quantity was more than sufficient. It included a freshly baked/heated sweet pastry. The location is ideal for events at Warwick University.

Lovely guest house and great customer service. The room I stayed in was compact but had everything I needed, including a comfy bed and pillows, coffee maker, kettle, water carafe, desk, storage, plenty of plugs and a great en-suite shower. Very reasonable price and the continental breakfast delivered to my room at an agreed time in a carry out bag was huge! I will be back! Parking: Easy to park.
