    It’s remarkable what Essex Properties have been able to achieve at our development. It’s no easy feat to increase the service charge several fold while simultaneously driving the building into a state of disrepair. I note most of the positive reviews are from contractors, and I can see why; the quality of workmanship at our building is consistently poor while the prices are uncompetitive. That said, with Essex Properties managing you building it’s a miracle if repairs get carried out in the first instance. Visit one of their managed sites and see for yourself what a great level of service Essex Properties can provide you and your building. If you do visit our property don’t let all the Covid restrictions/notices confuse you - Essex Properties haven't bothered to take the notices down in the past year or so, but to be fair it would take at least 10 minutes of their time. Some highlights from our own building include filthy communal areas, entrance gates and doors that do not work, flooded carparks, broken down lifts, areas with no working lights, planks of wood being used to prop up fixtures and fittings, and multiple health and safety concerns…… This high level of service is also extended to other areas of the property management business with their inability to communicate clearly or with transparency being second to none. Their accounting is as clear as mud, with sinking funds disappearing, invoices miraculously halving when challenged, service charges including items which are not delivered etc. Avoid this co for all your property needs. Ps. I note Essex Properties reply below and kind offer to correct any misunderstandings, however there are no misunderstandings to correct - the above review is entirely factual and can seen at our development. I have spoken to K Sullivan in the past and he couldn’t have been more disinterested in addressing the issues raised - if this is the response from the director then it’s no wonder our building continues to deteriorate under Essex Properties management. If anyone is considering using Essex Properties, then visit one of their managed sites and see the chaos for yourself, speak to leaseholders, and then find yourself an alternative company to work with. Worst thing to ever happen to our development.

    While this company are responsive when you contact them , they work closely with the freeholder to constantly frustrate leaseholders. I have been trying to get two issues addressed since I moved in nearly four years ago, one is a health and safety risk relating to a metal staircase, the other is to repair guttering which is damaging leaseholders properties, the freeholder is responsible for both. The chain of events are usually, you report it, they get quotes, noting happens, you chase, nothing happens, they carry out a site visit and promise to address the issues, they get more quotes, nothing happens, then it is the wrong time of year to carry out the work (winter) then they say there is not enough money to carry out the work, then the whole process starts again, while the property is being slowly destroyed. In addition there are other safety issues relating to one of the properties that they have refused to look at when on site, namely a large air conditioning unit that is being suspended from nothing more that a piece of rope on a metal staircase, which itself is secured in to the wall by a few bolts as the decking which it used to rest on underneath has been removed by the leaseholder. It feels more like they are playing a part in the properties demolition than it's management, they need to persuade the freeholder to see the bigger picture before it all ends in litigation.

    You can’t get a hold of them through phone or email. We have outgoing issues in our property and it’s taking forever to acknowledge them. Still waiting for them to answer to my e-mails sent months ago. And also CCTVs are not working for years, they know that but pretend they don’t. A lot of our neighbors sent them emails about the same issues and they just ignore them or pretend it’s first time when they find out about it. A very expensive and lazy company!
