Only move in if its ur last option. Rooms are okay but management is not the best. Complaints regarding roommates are never resolved or taken seriously. Check if there’s construction before you move in. Theres a big building on construction literally NEXT to my window and I have been sleep deprived every day for the last 8 months.

The rooms are quite spacious with a decent amount of storage, good WiFi connection and big desks.The rooms also have sufficient sunlight with good heating measures. The bathrooms are small, but it is not a big problem due to the ensuite facility. The shared kitchen and dining are of good size. It is equipped with an induction hob (4 plates), oven, microwave, kettle, toaster (the one given to us was dysfunctional), refrigerator and freezer. There is a hole/vent of some kind near the sink which leads to mice (even though the staff has told us that they have arranged for pest control). The building staff have been very unresponsive about dealing with this. The reception staff are kind and approachable, however the working hours are extremely limited (they are never available for the entire duration of the "open hours"), which makes it quite difficult to collect packages or the common hoover. From time to time, the flat smells like weed, against which no action has been taken, even though there is a clear regulation stating that no kind of drugs are allowed on the property. They also often provide us with freebies such as sweets, sodas, skincare samples and more. Additionally, the maintenance services are very poorly organised. Issues are resolved incredibly slowly, and most of the times we are not informed prior to the periodic maintenance checks. The person incharge is often extremely rude to students. The location of this accommodation is good as it is extremely close to a bus stop and a lot of grocery and departmental shops. Additionally, the Overground service is easily accessible too (New Cross Station & New Cross Gate Station). There is a pharmacy, park and a lot of student-friendly restaurants and cafes within walking distance too. Overall, while the rooms itself are good, there is a pressing need for pest control, improved maintenance services and longer opening hours of the reception (at least the duration specified in the contract).

Very nice staff and kind. However the internet in this student accommodation is unusable with constant severe lagging and very slow speed, online classes are nearly impossible. Also you might risk delaying submission of assignments and location is somehow in France so a few location-based services may not be available, including gov.uk covid test kit which detects you as in foreign territory. Deliveries may be lost as couriers are struggling with this address sometimes.

The property management team Tamsin and Karol are very kind & helpful. The location is very good and has good departmental stores around. The location is very close to central London, with London Bridge being only a stop away from the train. With Ensuite facilities, Dean House becomes the perfect student accommodation for students
