I would give 0 stars if I could. They were arranged by Lloyds bank for remortgage purposes. My current lender santander estimated my property at £518K, zoopla estimates at an average of £542k, local estate agent Barnard Marcus estimated at £575k. And here comes them, who estimated at £500k. I don't think surveyor has done his homework and got any idea of property value. All it takes to open zoopla and find out how much the similar types of properties were sold near by. We bought this property 2 years ago at £495k and since then we installed new kitchen, toilet, flooring, plastered the whole house,new paint etc

If you need a valuation do not use these people. Needed a valuation for equity release and already had the property valued before their representative arrived. We had spent 30k over the past few years upgrading everything from a new roof to a new bathroom and kitchen. His report came back that our home needed updating and was worn and valued it 40k below market value. They are to be avoided at all costs.

Don't touch any mortgage lender that uses e.surv with a barge pole. Their appointment booking system and process is totaly unacceptable in this day and age for a so called professional services firm. To not be able to provide a 2 hour window until after 5 pm on the day before the appointmentbdonstrates an utter contempt for the customer. Their call answering system only works if no option is chosen and their text messages are no reply. I've told the mortgage broker to inform Halifax to stick their mortgage up their backside.

E.surv completed a mortgage valuation on behalf of Halifax and declined to provide a valuation for the property based on 'potential' structural issues requiring further investigation by a structural engineer. Initially I was sceptical, believing that the lender was being overly cautious. However I went ahead with the structural inspection which identified significant faults in the concrete floor which would be very expensive to repair! Several engineers queried why a valuation survey would comment on such issues, however I'm glad they did - it has saved me from making a very bad financial decision...
