These conveyancers came part of our package with Connells. We are first time buyers, so didn't know what to expect. Getting in touch with them: You would always get a response via email. I don't think we had one email ignored, they would usually respond within a day or two. Communication: On average, we would get an update from our solicitor once a week. Speaking over the phone: Throughout the 4 months, I could probably count on one the amount of times I actually got through to my solicitor or her assistant. Her direct line would either go to voicemail or the receptionist would request a call back which never happened. In their defence, the questions I wanted to ask could have been done via email. Luckily, there wasn't anything I need to ask for an urgent response. Issues: Again, as first time buyers we didn't know what to to expect for solicitor fees. We requested a draft completion statement towards the end of the process. We were well aware that this could change slightly and was not accurate. Once we received this, we were over the moon to see that the amount due plus our deposit was considerably lower than we expected. We questioned this over email, and was reassured it was correct and then we kindly received a call confirming the amount we need to focus on is the amount in the grey box. After that, we didn't think for another second or doubt something wasn't right - we genuinely thought it was added into the mortgage (which the figure on the statement showed) and left it at that. We eventually received the final statement - I believe this was the same amount as the draft statement. If not, the a minor difference. As we were literally sitting waiting for a call to come and collect the keys, we received an email instead stating the final statement they sent is incorrect and to send £2,000 immediately. We exchanged at this point and didn't have that spare money just sitting there waiting for an accident to happen. As you can imagine, this just made the day more stressful than it needed to be. I had so much good going on but couldn't get over the upset this had caused. But thankfully, the money was available to me which I am extremely grateful for because I genuinely don’t know what would’ve happened. Would I use them again? Unless I got a personal recommendation elsewhere, then yes. Simply because I know how they work and they were more on the ball than our sellers solicitor. However, I would definitely make sure what seems too good to be true, is true.
