Davis and Gibbs were the worst possible property managers and estate agents. I would warn anyone to avoid at all costs. We had an awful experience from start to finish. There were huge issues with the property when we moved in, including a leak in the roof through to one of the bedrooms, many things broken, clearly not professionally cleaned. We reported them, and most of the issues were not fixed when we moved out of the property two years later. At times, serious faults happened in the property which went unfixed. Our oven broke, and they failed to get someone to fix it for over a month. There was black mould in the living room which went unaddressed for months despite us emailing consistently. Twice, people were brought round to log all of the ongoing maintenance issues, and still nothing was done to fix them. The communication was extremely poor, we struggled to ever get in touch with anyone. When they did hire individuals, they never told us in advance. On more than one occasion individuals coming to do work on the house were given keys to our property without our consent. On one occasion, the individuals with keys came into the house on a Saturday morning without warning, and knocked on my housemates bedroom door at 9am. When she asked them to leave, they never returned to finish the work. When we complained to such a level that the director of Davis & gibbs took on our property, we were always dealt with extremely rudely and with great hostility, despite the breach in our contract by bringing in contractors without prior warning. We were desperate to be out of the property to not deal with them. If I could give 0 stars I would.

I was recently looking to move flats in the Oval area. The hunt was quick and pretty easy: the second flat Kyle showed us was perfect. He gave us a viewing the instant the property came on the market (I really mean that!), and processed the holding deposit as soon as we were ready to commit a couple of hours later. Subsequent steps were held up when it turned out that the entire office got Covid at the same time, but eventually all sorted fine. I felt that Kyle had a great grasp on what we were looking for in a property, and found exactly the right place several weeks before our deadline. (There was what I presume is an administrative oversight when we received the specimen contract, which originally contained a number of provisions which are unlawful under the Tenant Fees Act 2019. I've rented through Davis and Gibbs before, and the contract was absolutely fine then, so this was probably just an error. Kyle corrected it without any fuss when prompted, but do read your contract!)

Can landlords please avoid this business, they are particularly bad and I avoid flats marketed or managed by them when looking for properties to rent. We rented a flat which was advertised through Davis and Gibbs, the agent was Kyle Tavares. Putting aside the quality of the flat (terrible - no idea what we were thinking) and the attitude of the landlord (awful - trying to force us to pay for a new boiler) our experience with this business was really bad. After we put an offer on the flat Kyle demanded we pay the deposit in full before the contract was signed, this is not how its meant to work you pay after the contract is signed (unprofessional). Kyle was completely out of his depth and not competent at dealing with our questions, we didn't receive a contract to sign until the day before we were meant to move in which is a bit of a joke (unprofessional and unresponsive). When we were moving out (early as the flat was terrible) Kyle would organise viewings in less than 24 hours without asking our permission first which is not ok. He would pester us with questions which we'd already answered and then to add insult to injury he said the flat wasn't clean at the end despite Davis and Gibbs not providing the check in and check out service and refusing previous questions which would come close to that type of service. I'm simply grateful they were only involved in the letting side and not the property management side based on the other tenant reviews here.
