    Not Reliable. They say they have 1st charge on the loan but when the investment defaults it takes years to recover. Very Bad. Very Risky. Stay away.

    To summarize, high risk and low return. I have experienced a high rate of unpaid interests and capital. With the current risk the interest rate should be above 25%. Stay away from them.

    Absolutely terrible company. Communication is terrible. Had 3 months to organise a bridge and they kept messing about with figures changing a formal offer 3 days before I needed to complete, this after sitting on the file for 3 weeks doing nothing after the valuation costing me £2500. Stay away at all cost. Nasty lender to deal with. Update: after changing lender I needed a re-write of the valuation and they tried to ransom me to withhold the authorisation unless I took down this post. Once again avoid at all cost.

    Very poor communication, taking days to get an answer back. We purchased a property at auction and they were aware that speed was critical. Speak to friends in the know, I wish I spoke to them beforehand as I would have gone else where straight away. Avoid at all costs.

    This is a top tier Peer-to-Peer investment opportunity. High returns on quality loans. Only issue is getting a chunk of the investments into loans, because they keep reducing their invested caps. Was uncapped for years. Then went down to £5k. Then £3k. Now £2k! Considering how much Due Diligence is required to research the borrower and their property development project plus getting your investment money ready by transferring it from your bank plus having to be on your computer at 10am sharp to grab that £2k investment opportunity, it's hardly worth all the effort for such a low amount of money. So I'd implore CrowdProperty to remove this uber-low cap which they stated a long time back was "temporary". Also CrowdProperty keep reducing the interest they pay to lenders on loans, which seems unfair when there are very considerable risks involved and each investment is completely illiquid. All in all, CrowdProperty is a truly brilliant Peer-to-Peer company and much more pleasurable to use than a blunt razor. A five star offering without a shadow of doubt.

    Early days for myself but l like what l see at Crowdproperty. Decent quality low LTV 1st Secured loans Auto invest is the best option to reduce overall risk. 8% is a great rate. Always important to diversify among multiple P2P platforms to further reduce risk as the P2P review sites suggest
