Really couldn’t be any worse if they tried. I have rented a property from them for the past 3 years, and for at least 2 years of this we have been asking them to fix structural issues with the property - a window which leaks every time it rains heavily, and extremely bad damp (so bad that we can’t use one bedroom as a bedroom anymore). Photos attached. They have consistently ignored emails about these issues, or said that they would do things to sort it, then didn’t. They say they will call me, then don’t. I am told by staff that they can’t do anything but will pass my emails on to ‘Bill’ - I have never once actually heard from this legendary Bill, but I believe he is a director of the company, William Swordy. They have refused to give me a contact address for the landlord, which is illegal. Today I got so fed up with 2 years + of chasing them that I have reported them to the council. When I told this to Amanda on the phone she said ‘I would have done that months ago if I were you’. So in summary, so bad that even their own staff think they should be reported. Oh and just noticed that amongst the many 1 star reviews for this property, the handful of 5 stars are almost definitely fake - Zoe Pearson for one is a director of the company.

Today I suppose to have viewing to one the property and I didn't receive any confirmation message or email. So I decided to call them and one of the officers for this agency said to me I am afraid that you are not scheduled for today. I said to her how I know the time if I am not on the list. I told her that is not my fault, and I want to have viewing today as it should be arranged. She said I can't but I can arrange for next week. I told her to let me speak to her manager but she said he is out and will come after 12 pm. I have asked her who is responsible for this property she said anyone and refused to give me information. Poor communication with people and thanks God to let me know that before I rent property with them because I will not deal with someone didn't respect his responsibility.

They forgot my appointment and they lied to me saying they called me the morning of my appointment to confirm, but (allegedly!) my phone was off. Bloody lie!!! The women who was supposed to meet me had told me they would call and therefore I kept an eye on my phone... It was on all day!!! As they did not call I decided to call and ask if someone will come and meet me at the property. Same women. She said there is nothing on her schedule and then lied they tried to reach me! Even if they called and my phone was off (which it was not!) why didn't I receive a notification that someone called me? Or a mailbox message??? Is she from 1990 or what? Never heard of mailbox or call notification messages for mobiles when she made up her lie? I wasted £12 to come from another city for this viewing.

AVOID..AVOID AVOID.... which company takes money (and they only deal in cash) and gives no receipt??? Which company admits that they don't take any notice of reviews written by previous clients who have been unhappy with the way they have been dealt with??? Which company says that your the only person applying for a property then within less than a week tell u the property has been given to someone else??? In my view this company takes money and doesn't do a right lot for the £72 that they charge.. Please read all review.. They do advice you to check your spam box in case their absent emails from them go in there... They belong in your spam box because this company scams people out of money... If they charge just 10 people £72 (non returnable) to view same house their onto one hell of a good thing.. I am awaiting a phone call from the manager of this company but I won't be holding my breath... For anyone looking to rent a property my advice would be to use a reputable one...and copleys is defiantly not a reputable company and should be avoided at all cost

The pros: The staff are friendly and nice to deal with They did everything they said they would when I moved into the flat except replace the carpet in the bedroom(it was in an absolute state when I first looked round but it was refurbished as they said it would be) When I did hand in my notice, unlike other reviews on here they do text me to say when people are viewing the property - however you'll see in the cons they really shouldn't be taking any viewings! The cons: A recent experience has caused me to lose all faith in this company. I found droppings under the sink, I reported this 2.5 weeks ago and we are still unsure whether it's rats or mice. The fact that no one really knows really shows that not much has been done. I get the impression that this is a problem with the building as a whole and something that has happened before as the day after reporting someone came round to board things up and the agency are trying to get the people that look after the building to deal with it. This is all good and well as it sounds like a problem with the building, but it's not nice being on the tenant side and not been able to live in a flat which you are paying for. I handed my notice in straight away after discovering the infestation. There's was no offer to write off my last months rent as the place is inhabitable as they still haven't sent pest control in to determine if mice or rats. How this should have been dealt with - they should have allowed me to finish the tenancy and not charge the last months rent or as a min a reduced rate. They should have fixed the problem with a vacated property and reletted after or resolved straight away, got pest control in and boarded up. I wouldn't have been as bitter about paying the last months rent if they had sent pest control in and resolved straight away, however still 2.5 weeks later there's still squeaky tenants in the flat. How this has been dealt with - it seems they've tried to pass this onto the building company, they have tried to board things up but this has 'boarded things in' yikes and they are currently taking appointments for viewing this property when this hasn't been resolved. *Warning - the flat is very tidy but look in cupboards on viewing anything in the city centre, especially under the sink...
