    I would advise against using this company. Having had a final inspection on 3rd january, we are yet to recieve the final report. In the meantime, I have recieved a monthly email 'reminder' to contact CBC to book a final inspection report. Each time, I call them, explain that we have already had one and are awaiting the report (still). And so it continues. When I have asked them how it is going to be resolved, I've been told that 'I'm only admin' and that a director will call me back......

    The following is my opinion based on my experiences with CICAIR, my private building surveyor and my cowboy builders: In 2014 my building surveyors, Complete Building Control, which was referred by and working in the hands of my cowboy builders carried out a survey (which involved quickly glancing out of my bathroom window and saying "It's okay"). I paid them £700. One month later the roof had a big leakage everywhere. I got a visual report from a builder which stated that there was many defects in the roof, such as: 1. incorrect slope on the roof; 2. felt not secured correctly to chipboard and not joined together causing water to seep through building; and 3. no lead flashing at the junction between the roof and the existing house wall despite this being a requirement in the architects proposed plan. These defects would be clearly visible to any qualified surveyor, as they were visible to the builder which spotted them. However, Complete Building Control did not spot any of these visible defects. I took the cowboy builder to Court and won, the judge accepted the report confirming the existence of the three visible defects. I advised Complete Building Control that I would make a complaint if they did not refund me as they failed to spot the defects and I suspected that they were taking bribes from my builder to approve the works. The Director, Bhinder Singh Bassi stated that he is not concerned if I make a complaint to CICAIR "because we have extensive dealings with CICAIR" I asked them to clarify what they meant by "extensive dealings with CICIAR". Mr Clive Parker from CBC stated that "I can confirm to you that Mr Bassi sits on several of the CICAIR Ltd panels." Therefore, the private surveyors I am complaining about for failing to spot defects and taking bribes from my builders, are directly working for CICAIR. I sent my complaint to CICAIR, stating that the existence of the three visible defects in the roof was confirmed by the English Court judgement as the Court had awarded my costs to repair these defects. My surveyors had failed to identify any of these defects which is a clear breach of CICAIR's rules which state that surveyors must carry out spot checks checks with reasonable skill and care. CICAIR ignored the entirety of my complaint relating to the surveyor failing to identify the visual defects, and my Court case I cited which confirmed the existence of the three defects. They did not even comment on that part of my complaint to them. They ignored the majority of my complaint and only commented on the more trivial aspects of my complaint. I now understand what Mr Bhinder Bassi meant when he said he was not concerned about my complaint as he had extensive dealings with CICAIR.

    Completely unresponsive. Their auto response says they will reply within 7 days and I’ve been waiting 5 weeks. I suspect they issued a fraudulent building control certificate on my property and that is why they are avoiding my emails.

    I would advise anyone undertaking a building project to employ the Local Authority to oversee any building regs and avoid CBC at all costs. CBC issued me with a completion certificate just over 2 years ago at my home after my building contractor had abandoned my works I’ve now got to completely replace my new pitch roof after my building contractor used the wrong tiles wrong flashing kits applied flashing incorrectly Installed guttering incorrectly Non of these issues were raised or observed by CBC at the time I employed them , and they passed off my job with its defective and non compliant roof and then issued a final completion certificate which was sent by them to the Local Authority. While I fully accept the roofs problems were the fault of my building contractor , I still maintain that CBC should have picked up on these major faults 2 years ago , as my new extension roof was then and is now still completely non compliant with UK building regs & rules and it should never have been passed off as up to regs and compliant . But , CBC completely failed to notice these major faults and passed it off ! most interestingly is that now that CBC has been back to inspect my roof this month they were extremely reluctant for me to view my full site reports from 2 years ago - I asked them 7 times via email & in person to see them so I could see for myself what was reported on by them in regards to my new pitched roof . The only positive thing I can say about CBC is that when I told them that my new extension roof was leaking ( NOV 3 2022) they did come out promptly to inspect it. CBC’s area managing director Mr BASSI came out to re -inspect my defective roof and he confirmed all the exact same faults listed here that 2 independent roofing contractors had also confirmed a week earlier . Mr BASSI took one look at my roof and it’s many faults and then told me he would see about issuing me within a ‘PARTIAL REFUND’ on the £900 fee I had paid CBC in June 2020 . 2 weeks later MR BASSI from CBC issued me with a written report detailing all the faults with my non compliant roof and also informed me that CBC were refusing to accept any liability or responsibility for their failings & negligence. I would never use or recommend CBC or any other private Surveyor / inspection firm . In the future I will always the employ local authority .

    If your builder recommends using this company then it is probably because they are cowboy builders and want somebody who will sign anything off. Use the council building control or get a new builder.
