By far the worst Estate Agents in the area (Mottingham Branch) - I’m in a related industry and these are the Agents that give the whole industry a bad name! The Agent who initially showed me round got a couple of points wrong including claiming there was no access issue and he spoke to the neighbours who were fine to provide access at any time despite a gate being in place .. I had my offer accepted and through the conveyancing process - some 6 weeks later it turns out these neighbours weren’t happy to provide access at all, and actually had an ongoing legal dispute…so I was completely lied to by the original agent. After voicing my concerns and my Co solicitor advising stating I would need to take legal advice on it (which I started the process for).. 2 days later I received a call from them to say “they had done me a favour” and were pulling my purchase as they had an existing client who was going to proceed with the purchase instead - despite it being a lower offer than mine - I imagine to save face with the sellers about their original mishap. I should have steered clear at the beginning - as they would only put forward my original offer to the purchasers in the first place if I agreed to place it back on the market with them for the resale (as it was a flip project) - turns out they aren’t interested in putting forward the best offers for their clients (the sellers) but how they can line their profits and generate more business. Stay well clear if you want a reputable agent!

We just sold our property through Cockburn, after seeing numerous agents we were impressed by their confident structure they displayed around a valuation alongside their knowledge of the local area. Throughout the sales process they were professional and sorted out many issues we had, even when the chain collapsed suddenly they acted quickly and were able to restore the chain extremely efficiently which we most appreciated. They were always very friendly and great to talk too over the phone. I would recommend them to anyone selling a property in SE9.

I bought my house 4 years ago through Cockburn and although they weren't without fault (providing misleading information about the chain being complete to secure their sale) I gave them another chance and instructed them to sell my house as they had the monopoly of the area I wanted to move to. I now wish I had listened to my instincts and gone with a reputable agency. Before I signed the contract, staff were contactable and couldn’t do enough. I was promised that as part of the benefit of going with Cockburn, I’d hear about properties before they went onto the market - to this day not one person from the agency has contacted me about any homes, suitable or otherwise. In fact, when I returned home from the open day Cockburn had organised, I asked the agent what they currently had on the market and he looked at me blankly, explaining he had no idea what I was looking for. My profile is registered on the books along with my preferences, you’re in my home, how are you not even prepared with the basics? I was promised I would get the best price for my home yet before the open day I was pressured into accepting sub-par offers with sob stories from potential buyers. Trying to guilt me into taking a lesser offer is both unfair and wholly unprofessional. Whilst waiting outside my home for the open day to finish, I witnessed multiple families entering and exiting my house. At no point did Charlie or anyone from Cockburn explain that multiple viewings would take place and I would urge caution to anyone thinking of selling through Cockburn in this way. Their contract states they are not liable for any losses or damages that occur under their “supervision” yet they supervise no one. They allow strangers to wander around your home on their own which is a risk in itself. I returned home to find my bathroom panel had been removed, the door to the boiler askew and debris in my bath. I called Charlie straight away and he apologised for not putting it back! I asked him what had happened as that was not how I left my bathroom and he claimed “people kept touching it and it kept falling down” which is untrue as the panel is on magnets that require force to remove. What was clear to me then was that he had let people just walk around my house touching anything they wanted and causing damage. I contacted the director, Sam Ford, with picture evidence and he didn’t bother to reply. My dishwasher had been turned on, the shower and thermostat played with and my boiler disturbed. What is so concerning about this lack of supervision is the fact that not only could I have lost valuables, but the gas could have been left on. I have been advised by multiple professionals to terminate my contract and go with a reputable company and as I have received no communication from Cockburn and no confirmation of an exchange date, I think that will be my next step.
