    We needed a bat survey carrying out before being able to put a planning application in. Bit irritating as we'd not been told by the architect earlier, and there was no evidence whatsoever of any bats ever having been at the property, but OK, it's a box tick and a "tax" required by the local authority. We contacted Sophie, who in fairness booked us in very quickly. We'd heard that if following the initial visit there was evidence of "potential" for bats, then a second emergence survey may be needed but we were confident there was no such evidence. These second surveys need to be carried in certain months of the year, and unfortunately we were only a couple of days away from the deadline as we were told it had to be done before September. Despite no evidence at all of any bat activity in the loft, it was their professional recommendation that an emergence survey was needed because there were lifted tiles (not that I can see any and we weren't shown). We understood we were up against a deadline of a couple of days or so to get it done. We were over a barrel and agreed, as they were the experts, or face not being able to put our planning application in for a further 8 months or so. Now we've had time to reflect and speak to another expert, we've found out that there was likely no need for a second survey - which moved the cost from around £150 to nearly £500. It also appears that the survey could have been carried out in September after all, albeit this is not "optimal" time, which would have given us more time to think. If I had the time, I'd take further issue with it, but I'd rather focus on more positive things.
