Terrible experience with BTMK, extremely stressful half a year getting a chain free property over the line but can understand due to covid 19 at the time. What was extremely unacceptable was the fact that after moving into my property and living there for two year's I find out it was never registered at Land Registry under my name. If I didn't look to remortgage I would of been none the wiser, as far as the land registry was concerned I didn't own the property!!!!!

We used BTMK Solicitors last year when we purchased our new home! We were recommended them from our Mortgage Broker. Would highly recommend for a fast and easy process! Always on the other end of the phone if we had questions (we had a lot) and always very professional! Couple of small things on the sellers side, which between us and BTMK were chased up quickly! Jane and her team were great! Definitely would use again and recommend to friends and family!

I wouldn't recommend BTMK conveyancing at all. I used BTMK on recommendation from my mortgage broker when buying shared ownership property, however I really wish I hadn't. They severely underquoted me so much that the actual cost was over £1000 more! It turns out they didnt include any of the standard fees that would apply to my type of purchase in thw quotation. Considering I was recommend to them by my mortgage broker, I find unbelievable that they didn't even include the mortgage fee in my quote. I fully understand that a quotation isn't a guarantee and some unforeseeable costs have to be applied, but I would have expected some kind of update along the way to let me know about this rather than surprising me a day before completion with a bill that's almost doubled! They also agreed to pay a year's worth of rent and maintenance costs to the freeholder of the property I was purchasing without speaking to me or agreeing this with me first. They just added this amount to my invoice and expected to me to pay nearly £2000 without warning or a discussion. I've never ever heard of anyone paying rent a year in advance before and have no idea why they thought it was okay to agree this without speaking to me or taking instruction. However there were several mistakes that just caused so much unnecessary stress for me in an already stressful process, one of the biggest ones was they told me the wrong price of the maintenance cost, increasing my monthly fees by over £200. This was in response to me asking them to confirm exactly what the fees were, but it seems they didnt confirm or check anything and just gave me one of the numbers. This almost led to me pulling out of the purchase as it wasn't going to be affordable. Luckily its only when I asked for copies of the previous years' costs did my lawyer find out that she'd confirmed the wrong information to me and it was indeed still within my budget. The positives from this firm was that thing were progressed fairly quickly throughout. But I really wouldn't recommend them, rather than easing what is an already stressful process, they added to it and left me with many sleepless nights, and almost pulling out of the property because of incorrect information!

Completed on a property and the property was left with rubbish, it is currently month 2 and they have not assisted with this nightmare that I was left with, the only response that I have had is 'In the meantime as the Seller contacted you perhaps you could speak to her direct in this respect in order to resolve matters.' I have raised a complaint with them as they have sent barely any responses at the moment.
