    (part 1) - our family rented a bungalow from Breadings and think it's relevant to share our experience so it can be useful for others. In 2021 and 2022 we rented 'Lower Broomfield Farm Bungalow' in Uplees Rd, Uplees, Oare, Faversham. ME13 0QR. Unfortunately we came across numerous serious problems with the bungalow, and also a lot of concerning issues with the landlord. Including: • Severe, nonstop troubles with drain Kitchen sink leads directly to a small drain in the conservatory - this drain is located inside the bungalow. Sadly the drain routinely gets badly clogged up, which is VERY disgusting, revolting, and absolutely stinks. Conservatory ended up getting flooded on several occasions because the drain section always stays full and spills out; it does not flow down normally like it's meant to. As a resuly we were forced to manually empty the drain many many times. Having to deal with that horrible situation, the dire foul odours etc. was literally nauseating, it could easily make you retch; it was that bad and awful. No dishwasher in the bungalow so must wash up dishes in the sink - a constant headache considering the nightmare problems going on with the drain and risk of it spilling and flooding the entire conservatory. The kitchen tap was continously dripping every second - which does not help matters with the drain. The dripping tap was really, really noisy, crazy, relentless. Also note our contract specifically stipulated that problems to do with the dripping tap in the kitchen was not the responsibility of the landlord to deal with/fix/remedy. • Significant leaks Considerable leaks frequently occured in the conservatory and near the front door. Major gaps caused leaks near the front door, rain comes in and can soak everything in the region. There's a lot of gaps in the roof of the conservatory where you can see dripping. This causes significant leaks on a regular basis, the gaps let in a lot of water every time there is rainfall. The company who did the conservatory tried to fix it several times, however their attempts did not have any effect on the recurring leaks. • Serious hazard above door Above the conservatory door in the kitchen is a meter box with a large and very heavy wooden lid in front of it. The lid is totally loose, not secured to anything. Alarming and concerning. Clearly poses a massive risk to anyone living in the property, as it could suddenly fall down at any moment. This hazard could hit a dog, hit a child, potentially causing fatal injury, particularly in the event that it landed on someone's head. (we removed this dodgy object during our stay and returned it to where it was on our departure.) landlord had absolutely no concerns or cares about this serious hazard above the door. • Radiators The radiators and heating in the property are exceedingly outdated, and desperately need to be "bled"/unclogged and cleaned out so they can function. They are dreadfully weak and barely work. Ridiculous, totally unreliable if you require heating in the property you are residing in. Extremely cold bungalow to live in overall. (we wore multiple layers of onesies and wore several jumpers at the same time to help combat the cold in the winter months) • Major infestations of insects a lot of dodgy insects in the bungalow throughout the year and we were constantly suffering a lot of insect bites living there, as were our visiting guests, friends we had over that stayed overnight, really a massive and constant problem • Bath/Shower The bath/shower is seriously woeful and embarrassing. Ridiculously bad, like a relic from the past. Extremely basic, austere, gross, problematic and ever-stressful to use. Whole thing is an absolute joke in 2022. • Front door Perpetually a problem - it's a really bad poor-quality door. From the outside the door partially opens from the handle (with no key) - rather concerning on safety grounds. Once you get in the front door, to effectively close it you must slam it and strongly push the handle up far left until it clicks. Inevitably doing that really hurts your hand, awful.

    (part 2) RE: 'Lower Broomfield Farm Bungalow' ME13 0QR, (Relevant info from renting this property in 2021 + 2022) ~ Floor in conservatory The floor in the conservatory is a thin blue plastic stuff that completely comes up easily; this means there are constantly lots and lots of insects running around in the conservatory, because it is effectively outside and lacks a level of flooring to block out the insects etc. ~ Odours in the bedroom In the main bedroom in particular, there was a lot of unpleasant odours (we suspect a person died in that room) and the odours are just too much unless you have the windows open a lot to air the room out continously ~ Parking Often the area for parking was problematic. There is a gate and the landlord demanded the padlock on the gate was locked the time. The padlock on this gate was usually too rusty and weather-worn to operate, and wouldn't open. ~ Diminished privacy Very heavy, undesirable and surprisingly near-constant presence of landlord and their relatives in close proximity around the property, for the vast majority of the time. Compromises your own level of privacy. Landlord lives locally and turns up at the front door at random times of day, without prior notice, including at 8:30pm. ~ Landlord literally comes into the garden of the property to prune trees or whatnot when you are out, without any consultation or permission from you ~ Gaps under the doors There were obvious and sizeable gaps under the doors in many rooms; heat rapidly escapes the room through those gaps despite being careful to keep the door shut, to keep in the warmth in that room in the winter months ~ very, very, very expensive costs of emptying the septic tank and paying for oil for the heating ~ Rats and pests in the garden around the bungalow ~ The bungalow has obviously been poorly maintained overall and this shows everywhere; it's kind of like going back in time to the 1950s in this property. Could add some additional points but you get the picture!

    Words can’t truly describe this scam of a so called housing/letting company. Me and my long time friend who where looking into moving into a property had an extremely unpleasant treatment since the start has been awfully off putting due to whenever the application was going smoothly all phone calls where made but when bad news came we was turned away with a guarantor or we had to pay six months rent up front which they where trying to rope us into which seemed more and more like a scam to take our money. yet now I’ve been told by email about a non refundable deposit at which I haven’t signed nor agreed any terms over phone to when I paid the deposit nor was there any signature done through paper at which also no receipt has been given prior to when the payment was made as-well as no explanation either as to why no receipt has been provided since I sent an email aswell as the boiler at the property having an extremely dangerous flue from a gas combination boiler pointing downwards which could cause death to anyone living in that property due to the product spilling out backwards !!! I’d suggest to all to stay away from Sophie Ward, and Duncan Mackinnon and all off Breading who tried taking more money off us after requesting for our deposit to be returned. I will also be posting this to other social media sites and review pages to show local people just how bad this company is.

    I have been trying to view a property that’s been on the market for what seems to be close to a year, on 3 occasions I have been told it’s gone or being negotiated on and on the fourth occasion I complained about the previous 3 as I haven’t had a call back when negotiations have broken down, and the abrupt response was “I told you You I’d call you back didn’t I” I’m not one for leaving reviews but I worked in the motor industry for 20 yrs before moving into the resturant business and I know how precious every enquiry is to a business but on this occasion it seems to just be another dead lead for these guys. If you are the current landlord of saddlers steak house I hope you manage to lease it .

    (Canterbury site), broke contract multiple times not giving 24 hours notice ( 5 separate accounts of this) would not recommend and would not ever use again. House was left 10 times cleaner than how we were given it, highly disgusted with staff/business. However only person that has tried to help and resolve situation throughout the year has been Samantha
