    From the first time we met Jonathan we found him to be professional, friendly and honest, the quote we received was more than competitive. We were provided with a detailed schedule of build and weekly payments, so we knew exactly how the build would progress and what we were paying for. The team always arrived at 8am and worked until 5pm. The site was kept meticulously clean and tidy at all times. Jonathan managed the project from start to finish and communicated with us on a daily basis. Jonathan’s meticulous attention to detail meant that works were carried out exactly as envisaged and always to the highest standard, the build was also completed as scheduled.     Our recent project was the second time we had used Blueprint Property Services for an extension, and again, we have been very happy with the outcome. In the initial quote preparation, we wanted to explore several options to balance cost versus benefit and Jonathan was patient and thorough in preparing the associated costs, listening and working with what we wanted to achieve rather than what was simplest for him. Once we had selected our preferred option, and with planning permission granted, our project was able to move into the build phase. We had agreed with Jonathan where he was going to store equipment, where the site portaloo was going to go, where the skip would go, etc., and he and Tony were very good at ensuring they worked within these parameters enabling us to go on living at home without unexpected disturbance, and this continued throughout the build. Construction worked continued in line with the plan that Jonathan had produced, and with the foundations built, Jonathan then moved to the walls. Here, he found an excellent brick match such that it is quite hard to detect where new build begins. He also worked hard to make the best compromise between the standards to which the original house was constructed and those of today which require greater gaps between the leaves of the wall, and a slightly greater depth of floor joist. Where there were decisions to be made on how to do things that would affect the appearance, Jonathan asked us for our views to ensure that we would be happy with the outcome. In my view, this is important, otherwise extra cost, delay and rework is required, but too many take the attitude of “build then tell” hoping the customer will just accept the outcome rather than “ask, discuss, agree then build” which is so important in making happy customers. Once roof construction started, Jonathan took care to ensure that breaking into the existing structure took as little time as possible and that the house was left protected from rain each evening. This complete, it was then possible to start breaking through at the first and ground floors, and here Jonathan optimised his approach according to need. At the first floor, the existing room was going to be incorporated wholly into the new extension, so we sealed the door into that room with tape. On the ground floor, the extension formed a new room, so Jonathan built a temporary partition wall out of heavy sheeting. Both of these solutions worked well, so that the dreaded breaking through was relatively low in impact, with dust almost completely contained. The only subcontractors Jonathan used were for plastering, plumbing and electrical wiring. Some builders use far more subcontractors, but the more there are, the more risk there is of delay, and the more risk of them damaging each others’ work. At the same time, it might have been saved some time and effort to use a carpenter for some of the second fix where our requirements were a bit more complex. Jonathan’s ability to build according to plan meant that he was able to schedule in each trade for the times they were needed, both first and second fix. We were quite precise in our requirements for radiators, sockets and switches, and with each, Jonathan made sure he understood our requirements in detail, then ensured the subcontractors delivered what was asked. Completion was exactly on schedule, and the site was left clean and tidy, enabling us to move immediately to the parts we were planning to do: the interior painting and decorating. Overall, we were again delighted with the outcome of our project, and recommend Blueprint Property Services. It’s easy to choose a builder who promises enthusiastically, gives a cheap estimate, struggles to deliver and charges for his mistakes, but in contrast to this, Jonathan thinks things through, plans carefully, and delivers according to time and budget.

From our initial meeting with Jonathan where he demonstrated his proactive approach with some constructive design recommendations which we implemented, through the demolition process where I had never seen a skip stacked so neatly to the meticulous attention to detail throughout the whole build process. The site was always left neat and tidy and he went above and beyond to ensure they caused minimum disruption to our living space, giving us consideration at every stage to minimise the impact of the build. He has been very approachable throughout the whole project, and his initial week by week project plan was spot on with any timing adjustments being agreed in advance. He uses high quality materials and the finish is to a very high standard. We are delighted with the work they have carried out and would highly recommend them to anyone embarking on a build project.     We decided to go with Jonathan due to his attention to detail when drawing up the quote, and I'm really pleased we did, because this continued during the build itself - thankfully he discovered the existing extension brickwork wasn't level before he had started to build on it, and was able to rectify the problem. Although not the absolute cheapest quote, his price was nevertheless competitive, and I would say worth paying a little more for. He was happy to amend plans slightly several times as the build progressed, he kept to the schedule throughout, and was always clean and tidy. He even took the time to repair our driveway where the skip lorry had caused a few blocks to come loose! I have already recommended him to our neighbours, and would have no hesitation doing the same to anyone else.

    This was the first time I have had building works, and was nervous after hearing all the stories of mishaps, overruns and budgets going through the roof. It was a fairly complicated extension with a 6+m steel needing inserting in the outside wall and some technical hurdles to overcome. From the first Jonathan was understanding the project, works with great designer to get the plans drawn up, and planning sorted. Had timeline and budget that was very competitive. Work started on schedule, and even though a January start date did not miss one day through weather. Kept on schedule for the whole 3 months finishing 1/2 hour early at the end. Impressive. Jonathan works with some great sub-contractors for Electrics, Plumbing, Kitchens and plastering. All worked in harmony with each other.. At every stage we were kept up to date with the timeline, was impressed at the problem solving and budget keeping. The project management was spot on, and every aspect was explained and options explored. The site was always spotlessly tidy and cleaned up at end of each day, that really helped when living on premises while major work carried out. We lucked out finding Jon and Blueprint. Got the same feedback from all the suppliers as well, saying they are always tuned in and pleasure to work with. Schedule always on time so they can plan and makes for a smooth project. Quite simply brilliant. Would not hesitate to recommend. Happy to discuss if anyone wants more info on any aspect.
