We reserved house with bellway as we have been told that we would get mortgage with 10% deposit but had fall back false . Bellway and NHMH made a false commitment that we have lender who is ready to lend us with 10% but when we enquired about the lender then we got to know that they don’t have such policy at all and we had ended up loosing house which we reserved. It was kind of money making scheme from NHMH and poor ethic they even didn’t care to write back me when i asked why you made false commitment. We approached bellway again to reserve another house since another one was under help to buy but they denied as price of that house is now increased and marketed with price doesn’t come under help to buy , we would have reserved house when it was under HTB if we have not misguided. Overall poor and pathetic experience from management and mortgage company. Plz avoid them and go for better builders like CALA , Crest etc

Things started to fall apart in 2 weeks Positives : Good location : This property is located close to our working office and town centre. Negatives: 1. Things started to fall apart in 2 weeks: We opted to get the flooring done from a 3rd party due to the sales team's response (explained below). But Bellway said they will level the floor using self-levelling latex and smoothen the floor. We visited this site only twice before getting the key and we visited construction site only once. On the completion day, we were at shock to see that the flooring was not levelled. Our flooring guys who visited the property laughed at the latex quality. Attached the photo taken on completion day. So after some argument, Bellway did 2nd coat of latex. This kind of worsened the floor with levelling gap of 8 to 10mm. Due to delayed responses from Bellway and pressure to move the house, We spent £1000 to level the floor and smoothen it. After 2 weeks, the latex started to separate from the subfloor. The bottom layer done by Bellway was not primed. Attached the photo's. 70% of the house is installed with Karndean LVT. While installing remaining 30%, it was noticed by our flooring guys. Now we are afraid that 70% installed will fall apart. We haven't moved in yet but this delayed our move further. 2. Sales team : We had good reception during our first visit. We reserved the property in our first visit. The true colour started to show up during our second visit. We felt that they were not interested to even discuss with us. This site provides Moduleo LVT/LVP. But the sales team refused to agree that it is a LVT/LVP and they said it is different. When i argued, They immediately said , "If you don't like it, then by it from outside " . We had another discussion about fitted wardrobe. The sales team immediately asked us to buy it outside for cheaper. For every discussion, the response from Sales team was either "if you don't like buy it outside" or "get it from outside for cheaper". 3. It seems that there is a process where the client need to sign the snag list on completion date, after 7 days and after 14 days. Site manager was too friendly until he got signature on snag list with no snags. He said don't write anything and just sign it. If we see any snag , He will solve the issue immediately. After signing the snag list, he don't response for any issues, he don't attend the call.
