We wanted to buy one of the 4 bedroom houses... going for £565K. However, after making a deposit of £1K to register our interest, we were told we must "exchange" within 28 days of registering our interest. Which means, we must deposit around £52K (10% deposit) within 28 days. We are not able to get £52K as we are getting the money from remortgaging our current property. Most lenders won't exchange until after the valuation of the property. This is a property is that yet to be built, expected time of completion March-April 2023. Due to this circumstance, the management cancelled our registration. They promised to refund us the £1K, which will take another 28 working days to get into my account. So, if you're looking to get a second property and your deposit is coming from your lender for the remortgage, Beam Park development is not for you. This scheme is for those who has a lump sum in their account and who are willing to take the risk for a house that is not ready until March 2023 So there's no consideration for those living within the Borough who probably don't want to move out due to kids school and distance to their work place. I feel this should be reviewed to allow everyone with equal opportunity. Although the Sales Consultant that we spoke to was genuinely apologetic, but it doesn't change the fact that we were declined the opportunity.
