Proper horrible company, if you can help it do not use them. We moved out due to mould in our room that we reported non stop but nothing ever done about it. To make it even worse they then took £450 off our deposit with mould as one of the deductions, still not had the deposit back about 4 months later 🤯 the only reason they have any good reviews is because they bribe people by saying they can get 1 months rent free with a 5 star review when they first move in!

I am writing to express my deep disappointment and frustration with the appalling service provided by Ascend in managing my rental property located in Buckingham. Since moving here, in January 2022, my experience has been nothing short of miserable, with numerous issues plaguing the property and a complete lack of urgency and efficiency in addressing my concerns, despite repeated requests to my assigned agent, James. To make matters worse, Ascend contracted a local letting agency, Alexander & Co, to show and rent out the property. They made numerous promises to me regarding improvements that would be made to address issues such as dirty walls, a smoke smell, unclean floors, malfunctioning extractor fans causing mould, disgusting hob, and carpet stains. However, I soon realised that this third-party company had no obligation towards me and could not guarantee resolution of any of my concerns. While they did arrange to have some of those issues fixed, it was not done in a timely matter and not always to a satisfactory standard. They lied about being able to arrange to have certain improvements and repairs done in order to coerce me into swiftly signing the contract with Ascend. As time went on, more issues surfaced, including a faulty bedroom window that let in cold air, resulting in discomfort and increased heating bills, leaky pipes under the sink requiring daily clean-up and rendering one of the sinks unusable, a damaged mailbox with no key, posing a security risk and causing personal injury, a broken chain lock on my door, also posing a security concern, the absence of a lock on the bathroom door, a dirty and weathered patio floor, lack of a backsplash in the kitchen leading to unhygienic conditions, a strange smell from the kitchen drain, a freezer that stopped freezing, and a bathroom shower that stopped functioning, leaving me without a proper working shower for over three weeks. Throughout this ordeal, I never had the opportunity to meet my agent in person and only heard from him sporadically via email. It is abundantly clear that both Ascend and their chosen partner, Alexander & Co, view local students in this university town as nothing but cash cows to be exploited. The deplorable condition of the property and the lack of action taken by both companies are utterly unacceptable, especially considering the exorbitant rent I was paying. Even some of the contractors who visited the property for repairs commented on its poor condition and the greedy and predatory actions of those involved. Fortunately, it seems that the elusive landlord realised the incompetence of Ascend and terminated their services after one year of my 16-month tenancy. A more competent property manager was subsequently hired by the landlord, who introduced herself and maintained constant communication. I strongly urge landlords to steer clear of Ascend and tenants to think twice before renting a property managed by either of the companies mentioned in this review, although I understand and sympathise with the limited options available to tenants—especially international students who are going through such an immense transition and who do not have the luxury or means to be particular about where they live while in school.

Incompetent and officious, though remarkably adept at demanding hundreds of pounds for admin work which would take a 16 year old five minutes. That all being said, I did enjoy how they failed to adequately resolve a query for over twelve months and withheld monies. 10/10 would not recommend to my worst enemy. p.s this review is based on experience from late 2016 - but looking at recent reviews, it looks like nothing substantial's changed.

Initial viewing experience was unpleasant. Appointment started late, an apartment had no electricity to adequately view with clarity during the dark hours it took place at, and two of the viewed properties were so far from resembling the marketed photos. A disclaimer is presented online however, photos did not even remotely resemble the actual viewed apartments. Having checked online, some of the photos used for a £650/m apartment were also used, and clearly originally intended for, a £900/m apartment in the same block - incredibly misleading. Photos should have been sent in advance or a video tour per each specific marketed apartment provided online, particularly with the information that I was relocating from London and therefore very tight on time and had chosen said apartments specifically because of the marketed photos. By chance, one of the unplanned viewings was a good match and I opted to take it. Following the viewing process, everything else ran smoothly. Extra photos were provided on request to aid decor planning. Online inventory process was effective at identifying and documenting the state of apartment, and phone call with Property Manager James Madden was recovering of the viewings. I would recommend to friends and family with a note to get photos up front to avoid my experience. Edit: Have since moved out. Ascend tried charging me £50 for forgetting to take an empty cereal box and small jar of honey from the cupboard, despite there being a bin chute outside the door. They also refused to acknowledge a clear case of contract misrepresentation surrounding ‘free water’ included in rent and led to me having to progress legal proceedings against the landlords. When I raised this directly with Ascend on the phone, they quite literally laughed at me. One proceeding has been settled in my favour, the other on going. I would not use Ascend ever again in my life.
