    Sarah is very much against the tenant in my opinion. She also has a condescending attitude. She is not helpful at all. My daughters were getting hurt from rusted nails in the stairs and this agency could not do anything reasonable to sort that out. I had to continously hammer the nails myself. Now they are trying to take 70% of my bond for silly reasons. I have requested raising a complaint but they don't even have a procedure in place to raise a complaint. Stay away from these lot. They will take almost all of your bond. Useless agency.

    I was a tenant under Abode for over 2 years. My experience during this time was nothing but positive, I was looked after by a very professional team, who were always mindful of my privacy and courteous and caring of my own personal issues at all times. When my tenancy came to an end, due to the property being sold by the owner, Abode we're excellent in helping through this stressful and traumatic time. I wouldn't hesitate to use Abode again.     We would never recommend using these as an agent. We lived in a property run by them for over 4 years. When we signed the lease they guaranteed us the missing fence panel would be fixed before we moved in... 10 months and many back and forths later it FINALLY got done. The gas fire nearly exploded and we were left with a big whole in the wall from november-following October, through the coldest months of the year. Every time we asked for something they would do whatever they could to delay and not give it to us. We had s couple of food bits on the floor/cupboard door at an inspection (literally as we were cooking tea) and we were called unclean by Chris. We had a horrendous mouse problem which wasn't addressed until we'd been in the house for 3 years. We left the house super clean and damage free other than regular wear and tear. We then had £250 taken off our deposit because the hedge (that we regularly trimmed) needed cutting. As a tenant, please never use these.

    This business is the worst business I have ever come across. The way they do things is so unprofessional it’s unbelievable. The name of the agent lady we were assigned is VICTORIA GIBBS from abode Lettings. My partner and I have never felt so discriminated in our lives. VICTORIA GIBBS is extremely racist and a thief. She is disrespectful and a wicked person. The evilness she has been showing is something I would have never expected from an agent. She lacks professionalism and common courtesy. I know for a fact that if we were a white couple she would be so much more lenient. When it comes to getting your deposit returned, she will hold it from you for weeks on end and ignore your constant requests to know how much is being taken. She also does not just charge the damages out of the deposit but also any little thing like postage for a letter she sends, damages in the property that were already there. I DO NOT recommend this disgraceful company at all. If you come across VICTORIA GIBBS, just know you will be scammed of your deposit and you will loose everything.
